Anchorage is required <br />per Sections R403.1.6 and R602.11.1. See Sections R403 and R404. <br />6. This comment has not been completely addressed. Detail 603/S03 has been added to frame <br />new openings in the walls. This is a standard detail based on conventional wall construction <br />and story heights. The building includes atypical tall walls that are balloon framed with the <br />floor system. Additional king studs should be provided. Additional modifications should be <br />performed as required for the detail to be compatible with the existing framing. See Sections <br />R602.7 and R602.7.5. <br />7. This comment has not been completely addressed. An engineered design has been performed <br />for the anchors per Section R301.1.3, including post -installed anchors. Hold-down and shear <br />anchor designs are required per ACI 318-14 Sections 17.2.3.4.3 and 17.2.3.5.3, respectively. <br />The holdown design should include vertical seismic effects per ASCE 7-10 Section 12.4.2.2. See <br />IBC Sections 1604.1, 1604.4, 1613.1, and 1901.2. <br />8. This comment has not been completely addressed. The response does not address the new <br />shear walls on the south side of the building. Note that the construction drawings do not <br />provide details for the construction of the walls; see other comments. Sill plates and floor <br />sleepers in contact with concrete are required to be preservative -treated or naturally -durable <br />materials per Section R317.1 Item 3. <br />10. This comment has not been completely addressed. Details 601 through 603 on Sheet S03 have <br />been included showing connections between the second floor and exterior wall framing. See <br />IBC Sections 1604.1, 1604.4, 1605, 1609.1, 1613.1, and 2306.1. The following comments <br />should be addressed: <br />a. Calculations should be submitted substantiating the design of the connections. The <br />connections are required to transfer gravity loads concurrently with either in -plane (i.e., <br />seismic) and out -of -plane (i.e., wind) loads. Both conditions must be evaluated. The wind <br />loading, C&C pressures should be used per ASCE 7-16 Chapter 30. <br />b. Fasteners have not been specified to transfer loads from the ledger framing to the structural <br />walls. Fasteners should be provided between the existing wall sheathing into the blocking. <br />c. The transfer of gravity loads via blocking between the studs provides a poor load path. The <br />blocking will be installed loose and is presumed to be fastened with toenails. Note that the <br />stiffness of the existing top plates in the north wall will result in the flexible upper blocking <br />resisting a negligible percentage of the load; all gravity loading will only transfer through <br />one-half of the nails at the top plate. The ledgers should be fastened directly to the studs <br />for the transfer of gravity loads. <br />d. Detail 603 for the north wall incorrectly shows the new sheathing extending into the existing <br />wall framing. The detail should be revised. <br />e. The details reference the plans for the diaphragm construction. This does not appear to be <br />specified.
