Sheet 1 lists the applicable building codes for the project. See IBC Section 107.2.1. The <br />following comments should be addressed: <br />a. The codes should specify the editions. See the EMC Section 16.005.030. <br />b. The proposed project does not comply with the scope limitations of IRC Section R101.2. <br />The IRC should be removed from the list. <br />2. The project includes references to the IRC throughout the construction drawing set. The <br />drawings should be revised to reference the IBC and other applicable codes. All references to <br />the IRC should be removed. See IBC Section 107.2.1. <br />3. The building occupancy classification should be specified in the drawings. See IBC Section <br />302.1. <br />4. The building Construction Type should be specified in the drawings. The building is presumed <br />to be Type VB construction; please verify. See IBC Section 602.1. <br />Fire Protection: <br />5. The building is required to include an automatic fire sprinkler system. See IBC Section 903.2.8. <br />6. The Site Plan on Sheet 1 appears to indicate a minimum separation between the buildings of <br />11'-4". The following comments should be addressed: <br />a. Aerial imagery of the project site appears to indicate that the actual distance between the <br />exterior building walls for the two buildings is less than 10 feet. The distance should be <br />verified and revised as needed. <br />b. The project should specify an imaginary lot line between the two building to establish the <br />effective fire separation distances for each building. Note that the distance should not be <br />less than 5 feet for the single-family residence (SFR) (i.e., the western building) unless <br />improvements to this building are performed under a separate permit. See IBC Section <br />705.3. <br />7. The building has a 0-foot fire separation distance on the north side and a presume fire <br />separation distance of less than 10 feet on the west side. These sides of the buildings are <br />required to have a minimum one -hour fire -rated construction per IBC Table 602. The walls are <br />required to be rated from both directions per IBC Section 705.5. Details for the walls including <br />references to rated tested assemblies should be provided. See IBC Section 703.2. <br />8. Continuing with the previous comment, the parapet on the north wall is required to have the <br />same construction as the wall below. See IBC Section 705.11.1. <br />9. The west wall includes unprotected openings. The distance between two buildings appears to <br />be less than 10 feet.
