Mr. Ismail Mohammad <br />2713 Maple Street, LLC <br />Plan Check Number: B2101-051, First Building Review <br />May 3, 2021 <br />SFR, this will result is a fire separation distance of less than 5 feet for the multi -family building. <br />The maximum allowable area of unprotected openings should be determined. See IBC Table <br />705.8. <br />10. The "Wood -Framed Wall" detail on Sheet 5 is not consistent with the specified UL listings. In <br />addition, the detail does not provide the stated STC rating of 50-54. A revised listing or revised <br />detail should be provided. See IBC Sections 420.2, 703.2, 708, and 1207.2. <br />11. Detail D2/Sheet 5 shows a step in the Upper Floor assembly. The wall between the floor levels <br />is required to be a one -hour fire partition. See IBC Section 420.2. <br />12. The Upper Floor units require minimum 20-minute fire -rated doors accessing the corridor. See <br />IBC Table 716.5. <br />13. The following comments should be addressed for the "Floor/Ceiling Wood -Framed" detail on <br />Sheet 5: <br />a. Detail D2/Sheet 5 appears to show that the existing Upper Floor framing consists of <br />manufactured wood joists instead of solid 2x framing. The specified detail is not sufficient <br />for this condition. An alternate floor assembly is required. <br />b. The floor assembly is required to comply with the sound transmission requirements of IBC <br />Sections 1207.2 and 1207.3. The proposed assembly does not comply. <br />14. The building consists of 1-hour floor and walls assemblies supported by other construction. <br />Note that walls are not continuous to the foundation at multiple locations. The supporting <br />construction is required to have a minimum 1-hour construction. This includes but is not limited <br />to walls, posts, beams, and floor joists. The note in the "Floor/Ceiling Wood -Framed" detail <br />stating "walls, posts, and beams to be 1 hr fire rated" is not sufficient. Details for the required <br />construction should be provided. Construction requiring 1-hour fire protection should be clearly <br />shown on the plans. Details should reference listed tested assemblies per IBC Section 703.2, or <br />should comply with IBC Section 721 or 722.6. See IBC Section 708.4. <br />15. Continuing with the previous comment, the stairway and hallway extend over the Lower Floor <br />bedroom for Unit U1. The required construction, including supporting construction, should be <br />shown in this area. See IBC Sections 107.2.1, 708.4, and 1011.7.3. <br />Egress: <br />16. Details should be provided for the construction of the stairs demonstrating compliance with <br />Section 1011. The step height and depth should comply with Section 1011.5.2. See also the <br />Structural comments below. <br />17. The following comments should be addressed for the handrails in the main egress stairway <br />serving the Upper Floor: <br />a. Each side should be provided with a handrail.
