The project involves structural work and requires and engineered design. See IBC Section <br /> 107.3.4, and RCW Sections 18.43.010 and 18.43.020(8)(a). The following comments should be <br /> addressed: <br /> a. Structural drawings should be prepared and stamped by an engineer licensed in the state of <br /> Washington. <br /> b. Structural calculations substantiating the design should be submitted for review. See IBC <br /> Section 1604.1. <br /> Structural notes and stamp by licensed structural engineer Jon Conner have been added. <br /> Structural calculations have been submitted. <br /> 2. The building includes structural modifications per the plans. The framing plans are based on <br /> the IRC and have not been prepared using standard conventions for structural plans. Revised <br /> structural drawings should be submitted for review. Additional comments may be provided <br /> pending review of the revised drawings. See IBC Sections 107.2.1 and 1603.1. Revisions to <br /> the plans should include but are not limited to: <br /> a. The framing plans appear to be missing framing, such as the"new lower beams between <br /> posts". <br /> b. Details for the connections between framing, including but not limited to the beams and the <br /> joist support at the exterior wall(s), are not provided. <br /> c. The infill construction shown for the South Elevation E1/Sheet 4 is not provided. <br /> d. The East and West elevations on Sheet 4 show new window and door openings that are not <br /> existing. The exterior wall framing requires modifications. <br /> e. Framing for the egress stairs from the Upper Level. The stairs should be designed for a <br /> minimum 100 psf uniform load and 300-pound concentrated load. <br /> Structural notes and stamp by licensed structural engineer Jon Conner have been added. <br /> Structural calculations have been submitted. <br /> 3. The perimeter of the exterior wall does not appear to have adequate clearance above the <br /> adjacent grade. The walls, including framing, sheathing, and siding, are required to be <br /> preservative-treated or naturally-durable materials unless the minimum clearances of IBC <br /> Sections 2304.12.1.2 and 2304.12.1.5. <br /> Structural notes and stamp by licensed structural engineer Jon Conner have been added. <br /> Structural calculations have been submitted. Floor Plan notes for preservative treated wood has <br /> been added to Sheet A2 Floor Plans. <br /> 4.
