l
Mr. Drew Martin
2713 Maple Street, LLC
Plan Check Number: B2101-051, Second Building Review
March 7th, 2022
Sheet A4 has been adjusted to show correct reference to Floor Type 'F2'. A detail has been
added to Sheet A6 Details to show egress door threshold requirements, see Detail 9 / Sheet
A6.
ee The Main Floor Plan 1/A2 appears to show heat pump units under the egress windows on the
exterior of the building. The heat pumps may prevent proper emergency egress and rescue
activity, and should be relocated. The heat pump locations should also be shown in the Site
Plan and elevations on Sheets Al and A3, respectively. See Sections R106.1.1 and R310.
The heat pump location has been adjusted on Sheet A2 Floor Plans and added to Sheet A3 /
Elevations and Al Site Plan.
S Detail 1/A6 specifies a guard opening size of 4.375 inches. The guard should not allow passage
of a 4-inch sphere, as indicated in the"Building Code Summary" on Sheet A0.0. In addition,
the reference to"SRC"standards should be removed. See Section R312.1.3.
The guard opening note has been updated on Sheet A6 Details, Detail 1. The reference to external
codes has been removed.
19 Lx 6/dt4
( . Sheet A6 provides an Energy Code Summary. The following comments should be addressed:
a. The energy credit section includes a fuel normalization credit per the 2018 edition of the
WSEC. If the project is intended to comply with this edition, the required number of energy
credits is 6.0 per WSEC-18 Section R406.3. Note that the selected credits comply with the
2015 edition and require revision to the 2018 edition. Alternatively, the design should
comply with the WSEC-15 provisions; the fuel normalization credit does not apply to this
edition, and an additional 1.0 credit is required. See also General Comment 1.
b. The selected credits include improved thermal performance values, including but not limited
to UMAx=0.28 for vertical fenestrations. The typical values listed should be revised for
consistency.
c. The summary should specify UMAx=0.50 for skylights.
d. The construction drawings and summary specify continuous R-10 under-slab insulation.
This is not substantiated by the"Typical Wall Section" in "Sheet 4/6"on Sheet A1.2. The
design should be revised.
e. The construction drawings and summary specify R-49 roof insulation. This requires a
minimum framing depth of 15.5 inches per WSEC Table A101.4. An additional minimum
one inch is required for the venting baffles per Section C/A4. Note that the depth of the
existing roof framing should be specified.
f. The selected credits include efficient HVAC and water heating systems. The minimum
performance requirements for these systems per WSEC Table 406.2 should be specified.
The Energy Code Summary on Sheet A6 Details has been updated to show the 2015 Edition, credits
have been updated accordingly. The Summary shows vertical fenestrations U-Factor and proposed
skylights.
IThe Floor Assembly'F2'on Sheet A4 Sections has been updated to show the existing R-10 under-
slab perimeter and proposed R-10 rigid insul. with sleeper system.
Page 4 of 8 9
