See assembly 'W3' on Sheet A4 Sections. Section C/A4 shows the exterior wall on the east side of the building. The wall has a FSD=0 and is required to be a minimum one-hour rated wall per Table R302.1(1). The wall should be continuous from the foundation to the roof sheathing. Alternatively, solid blocking matching the out-to-out surfaces of the GWB may be provided at both the floor and roof framing. The rated construction should also be provided for the parapet extending above the roof. Section C/A4 north wall references the proposed 1-hour fire rated wall / assembly W4/ Sheet A4, detail WP 8136. 5/ The floor plans on Sheet A2 show exhaust fans located adjacent to or near the east fire-rated / exterior wall, including but not limited to the range exhaust fans. Openings into or through this wall are not allowed for air ducts for FSD<3 feet, including interior member penetrations into the wall cavity space. All ducts must be located outside the wall assembly. The proposed duct routes should be shown in the plans. Details should be provided where ducts will be located in chases; the chases should be shown in the plans. See Section R106.1.1 and Table R302.1(1). A note has been added to the proposed wall assembly W4/ Sheet A4 for penetrations not allowed. Proposed duct routes have been added to the Floor Plans and proposed duct chase in second level, bath area. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all alarms should be shown on the plans. A note should be included requiring the alarms to be hardwired, interconnected, and provided with back-up battery power as required. Alarm clearances should comply with Section R314.3 Item 4 and Section R314.3.1. Smoke and CO alarms have been located on the plans; a note has been added to Sheet A2 Floor Plans for alarms. See note #19 Sheet A2. Section A/A4 shows a 6'-8"clearance for the stairs dimensioned to the tread surface. The clearance should be dimensioned to a line connecting the stair nosings. The clearance dimension should be revised. The floor framing above may need to be revised. See Section R311.7.2. The height clearance has been adjusted and reference to 6'-8" min height relocated to stair nosing. Second Level closet has been relocated to allow for the min. height clearance. /7. Sections C/A4 and D/A4 specify a sleeper floor system at the Main Level per Floor Type"F3". The following comments should be addressed: a. Sheet A4 does not include this floor type. It appears the Type"F2" may be intended. The design should be revised as needed. See Section R106.1.1. b. The floor will be raised above the exterior grade. The egress door and landing are required to comply with Section R311.3.1. A section through the egress door threshold should be included in the drawings. ( Page 3 of 8
