The fastening requirements for framing are not included in the construction drawings. The <br /> structural drawings should include a schedule of fasteners per Table R602.3(1). Note that <br /> providing a reference to this table in the drawings does not satisfy this requirement. <br /> 2. The construction drawings should specify a minimum of one king and one jack stud at each end <br /> of beams and headers. Additional studs should be specified as required. See Section R602.7.4. <br /> 3. The required length for the shear walls, as determined by analysis, should be specified in the <br /> Floor Plan on Sheet 1. See Section R301.1.3 and IBC Sections 107.2.1 and 1603.1. <br /> 4. The Floor Plan on Sheet 1 appears to indicate 2x10 "Loft"framing spanning in the east-west <br /> direction. See Section R106.1.1. The following comments should be addressed: <br /> a. Section A/Sheet 2 appears to show the framing spanning in the north-south direction. The <br /> drawings should be revised for consistency. <br /> b. The east-west orientation appears to require additional headers, notably at the closet <br /> window. The bathroom doorway appears to indicate a header; the framing should be <br /> clearly shown in the plans. <br /> c. Section A/Sheet 2 references a "Ledger"detail that is not provided. The "Ledger Detail"on <br /> Sheet 3 is for attachment of a deck to a house via the rim joist, and is not applicable. <br /> 5. The building includes cantilever sheathing along the rake edges of the roof. The following <br /> comments should be addressed: <br /> a. The rake dimension should be specified in the drawings. See Section R106.1.1. <br /> b. The rake is required to be provided with structural support if it exceeds 9 inches. A detail <br /> for this condition should be included in the construction drawings. The detail should provide <br /> sufficient backspan and connections for the framing to support the design roof loads. See <br /> Sections R301.1 and R803.2.3. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett. Corrections and comments made <br /> during the review process do not relieve the project from compliance with code and permit <br /> requirements.
