A handrail should be shown at the stairs on the floor plan in compliance with Section R311.7.8. <br />2. The plans should show a heat pump per the project energy credits. Plans currently show a <br />furnace. WA State Energy Code Table R406.2 <br />3. Smoke alarms on the second floor appear to be shown closer than 3 feet to the bathrooms. <br />The smoke alarm should be relocated a minimum 3 feet from the bathroom door. See IRC <br />Section R314.3 item 4 for more information. <br />4. See the selected energy credits on Sheet A7. The drawings should specify the maximum tested <br />building air leakage per selected option 2.1. WSEC Table R406.3 <br />5. See the selected energy credits on Sheet A7. The drawings should specify the minimum <br />equipment efficiency per selected option 3.6. WSEC Table R406.3 <br />6. See the selected energy credits on Sheet A7. The drawings should specify the minimum <br />equipment efficiency per selected option 5.5. WSEC Table R406.3 <br />Structural <br />1. The walls at the stairway appear to be up to 18 feet in height. The wall height exceeds the <br />prescriptive limitation of the IRC and the shear walls at the location of the stairway do not meet <br />the shear wall aspect ratio of 3.5 per Table 4.3.4 of the Special Design Provisions for Wind and <br />Seismic (SDPWS). Shear walls should be updated and calculations substantiating the design <br />should be submitted for review. R106.1.1, R602.3.1 <br />2. Continuing with the previous comment, the walls at the stairway should be balloon framed from <br />floor to roof to prevent a hinge at the 2nd floor level or provide a wind beam to resist horizontal <br />wind loads acting on the wall. Submit calculations substantiating the design for review. <br />R106.1.1, R602.3.1 <br />3. It appears that some of the glulam beams are exposed to weather. Plans should specify the <br />exposed glulam beams to be pressure treated with preservative or manufactured from naturally <br />durable or preservative -treated wood. R317.1.5 <br />4. Details for the deck guardrail should be provided. The guards should comply with IRC Section <br />R312.1. The guards, connections to the supporting framing, and the supporting framing should <br />be designed to resist a minimum 200-pound load per Table R301.5. <br />5. The structural calculations do not include calculations for the lateral design of the covered deck. <br />Calculations substantiating the design should be submitted for review. Lateral loads should be <br />transferred to the ground or to a structure capable of transmitting them to the ground. See <br />Section R507.9.2 for more information.
