Please add the exterior building dimensions on the site plan. <br />Exterior building dimensions have been added to site plan 3C/A1.1 and floor plan 4A/A2.1. <br />2. A sign cannot be located in the right-of-way. Please revise the site plan accordingly. <br />Note: a separate sign permit is required for all new signs. <br />Sign has been relocated on site plan 3C/A1.1 and a note has been added that a separate sign <br />permit is required <br />3. Pedestrian weather protection is required over all primary building entries per <br />EMC19.31.B.080.H. Please provide pedestrian weather protection that is at least five feet deep <br />over all primary entries. This may include a recessed entry, canopy, porch, etc. Please revise the <br />plans accordingly. <br />5'-0" overhang has been provided at the primary building entrance and is noted as such on <br />sheets A2 1, A3, and A5 <br />4. The code requires a 12-foot wide sidewalk to be installed and street trees to be <br />planted. However, this is not possible due to the required Critical Area buffers. <br />Instead of requiring the frontage improvements mentioned above, please restore the Critical <br />Area buffer in the area located west of the driveway entrance (area where the signs are located <br />in the photo below). This could be low growing shrubs, instead of larger trees Please revise <br />the landscaping plan accordingly. <br />We are extremely appreciative of your flexibility in not requiring frontage improvements for this <br />project <br />The Critical Area buffer stops at the existing fence line and there is really nothing we can do to <br />improve it on the other side (west side) of the fence. We have added the existing fence line on <br />the site plan 3C/A1.1. <br />
