The Building Code Summary on Sheet G301 lists "A-2", "A-311, "B", "I-4", and I-1 Condition 2 <br />occupancy classifications. The Egress and Floor plans use generic descriptions of the building <br />uses that do not clearly indicate the locations and extents of the occupancies. Diagrams should <br />be included showing where each type of occupancy occurs. Accessory occupancies including <br />but not limited to "U", need not be specified. See IBC Sections 107.2.1 and 302.1. <br />2. The area calculations in the Building Code Summary schedule on Sheet G301 for IBC Table <br />506.2 appear less than shown in the plans. Level 1 should include all areas under a roof and <br />floor above. Level 3 has an approximate area of 3,500 SF. The floor areas should be reviewed <br />and revised as needed. The "U" occupancy classification is accessory and should not be used to <br />demonstrate compliance. See the definition for "area, building" in IBC Section 202. <br />3. The "Explanation" text for Table 509.4.1 on Sheet G301 is not legible and should be revised. <br />See IBC Section 107.2.1. <br />4. The building includes a kitchen with domestic cooking appliance in Room 302 at Level 3 per <br />Sheet A203. The number of care recipients exceeds 30. The design does not appear to comply <br />with IBC Section 420.8 Item 2. Clarification should be provided on the intended use of this <br />room and how it complies. Alternatively, the domestic cooking appliances should be removed. <br />Fire Protection: <br />The Fire Separation Distance plan on Sheet G304 indicates a fire separation distance (FSD) <br />exceeding 20 feet on the east side of the building. This is based on Summit Avenue being <br />located on this side. However, the roadway is being vacated per the Site Plan 1/G101 and City <br />of Everett Ordinance No. 3826-21. Measurement of the FSD to the center of the roadway is not <br />valid. The FSD should not exceed 3 feet measured to the east property line. Alternatively, a <br />minimum FSD may be allowed measuring to an assumed imaginary lot line per IBC Section <br />705.3; this is based on easement restrictions for the vacated roadway. The imaginary line and <br />proposed distance from the east side(s) of the building should be shown in the site plans on <br />Sheets G101, G103, and G304. This will establish the effective property line for determining the <br />FSD of future projects in the vacated property. <br />6. The building includes an I-4 occupancy in the two-story portion north of Grid 9. The building <br />south of Grid 9 is three stories, which exceeds the limit for the "1-4" occupancy in a non - <br />separated VA building per Table 504.4. A minimum one -hour occupancy separation is required <br />between the two- and three- stories portions of the building based on the forming having an "I- <br />4" occupancy and the latter having an "A" occupancy. Fire barriers and horizontal assemblies, <br />including opening protectives, should be specified in the construction plans per Sections 707 <br />and 711, respectively, per IBC Section 508.4.4.1. The "I-4" occupancy should be located <br />completely within the two-story portion of the building.
