The Building Code Summary on Sheet G301 should be revised to state <br />a separated occupancy design. See IBC Sections 503.1, 504.2, 508.3.2, and 508.4.3. <br />7. The south Level 3 refuge area shown in Life Safety Plan 1/G323 requires use of the "Business" <br />rooms to achieve the minimum area for 112 occupants. Note that the business areas are <br />labeled as a 'Donation Closet" and 'Multipurpose Room" per Level 3 Plan 1/A203. It is <br />anticipated that these rooms will have contents that will limit their use as refuge spaces, and <br />that the rooms may be locked or provided with future locks preventing access in an emergency. <br />The design team should review the proposed refuge area and use of these rooms, and revise <br />the design as needed. See IBC Section 420.6.1. <br />8. Sheet A610 includes operable windows located only 1.5 to 2.5 feet above the floor lines, and <br />other windows with undefined heights. The building elevations show clear openings above the <br />finished floor of 2 feet or less for Type "I", "I-1", and some "E" windows. Types "E", 'IF", "I", <br />and "I-1" are used above the first story in resident rooms, daycare rooms, corridors, and <br />common areas (e.g., lounges, etc.) where children are present. Type "I" windows are identified <br />because they are located at upper stories and could be replaced with operable windows (e.g., <br />Typeat a future date. The low openings are a dangerous falling hazard, especially in the <br />resident and daycare rooms. Though the occupancies in this building are not addressed in <br />Section 1015.8, we recommend increasing the window heights at the second and third stories. <br />9. Floor Assembly "FY on Sheet A902 references GA File No. RC 2601 as the listed assembly. This <br />assembly is a roof -ceiling assembly and does not include insulation in the listing. Insulation is <br />not permitted in rated assemblies unless specified; see "General Explanatory" Note 12 in GA- <br />600-2018 Section II. The assembly specified is generally not consistent with the referenced <br />listing, including but not limited to the prefab floor joists and concrete topping. The listing also <br />does not specify the required STC And ICC performance requirements. The listing should be <br />revised. See IBC Sections 107.2.1, 703.2, and 1206. <br />10. The building is Type VA construction per the Building Code Summary on Sheet G301. One -hour <br />rated roof assemblies are required per IBC Table 601. The roof assemblies on Sheet A902 <br />should specify listed tested assemblies for the proposed construction. The listings should <br />include the insulation type and thickness as part of the tested assembly. See IBC Sections <br />107.2.1, 703.2, and 1206, and 'General Explanatory" Note 12 in GA-600-2018 Section II. <br />11. The exterior and interior wood -framed walls are generally required to be at least one -hour rated <br />walls per IBC Table 601 and Section 704.1. The wall assemblies on Sheet A901 generally <br />appear intended to provide this minimum protection. See IBC Section 703.2. The following <br />comments should be addressed: <br />a. Listed tested assemblies should be specified for Wall Types "Al". ',A2"1 "AY. and "A10". <br />b. Wall Types "W'. "A7", and'W" do not appear consistent with the referenced listing UL- <br />U305. In addition, the assemblies do not have the same construction. Listings consistent <br />with the proposed construction for each assembly should be specified. <br />c. Wall Type "AT' does not appear consistent with the referenced listing UL-1.1311. The listing <br />requires proprietary GWB and limits the insulation thickness to 3 inches.
