The geotechnical report by PanGEO Incorporated, dated April 16, 2021, indicates that the <br />project site surface soils consist of topsoil and reworked fill that is not suitable for foundation <br />bearing. This layer extends below the depths of the required shallow foundations. The Soils <br />and Foundations section in the Structural General Notes on Sheet 101 should specify removal of <br />unsuitable soils and replacement with structural fill. See IBC Sections 107.2.1, 107.2.7, <br />1603.1.6, 1804.6, and 1809.2. <br />2. The "Geotechnical Subgrade Inspection" portion of the Soils and Foundation notes in the <br />Structural General Notes on Sheet S101 specifies inspection by the "Building Official". This <br />should be removed. All special inspections should be performed by a qualified special <br />inspection agency. See IBC Section 1704.2. <br />Gravity System: <br />3. Framing Note 6 on Sheets S202a and S203a address the connections for joists and beams. See <br />IBC Sections 107.2.1 and 1604.1. The following comments should be addressed: <br />a. The note specifies design of manufacturer joist hangers by the supplier. This is not typically <br />performed by a supplier, which is presumed to not be licensed. If the design of the joist <br />hangers is deferred, it should be listed in the Deferred Submittals on Sheet S101. <br />Alternatively, the drawings should specify the required hangers. The note appears to have <br />a typo regarding these hangers. <br />b. The note specifies GLB hangers per the framing plans. It appears that the details on Sheet <br />S401 are intended and should be referenced. <br />c. Continuing with the previous comment, it does not appear that all conditions are <br />represented, including but not limited to the GL8 3/4 x 36 in the Roof Framing Plan on <br />Sheet S204. Additional details should be provided as needed. <br />d. The framing plans include PSL and include PSL-PSL, PSL-GLB, and PSL-post connections. <br />Connections do not appear to be specified. <br />4. The Roof Framing Plan on Sheet S204 includes two GL8 3/4 x 36. The support requirements <br />(e.g, posts, other) do not appear to be specified. The beams are expected to support <br />substantial loads and require framing to support large end reactions. The loads will need to <br />transfer through the structure to the foundations. The foundations directly below the beam <br />ends appear to be continuous wall footings only, except at Grid 9/F.4 where no foundation <br />occurs. The load path for the beams should be reviewed and revised as needed. See IBC <br />Sections 1603.1, 1604.1, and 1604.4. <br />5. The Foundation Plan on Sheet S201 specifies HSS8 posts that support building and roof <br />structure above. The posts do not have adequate weather protection and are located close to <br />the supporting concrete foundations; an impervious moisture barrier does not appear to be <br />specified.
