Ms. Dawn Bushnaq
Bushnaq Studio Architecture + Design
Plan Check Number: B2109-083, First Building Review
February 2, 2022
Miscellaneous:
14. The following comments should be addressed for the elevator and lift systems:
a. The elevator and lift design drawings should be included in the list of deferred submittals in
the Structural General Notes. See IBC Section 107.3.4.1.
b. Estimated design loads for the elevator lift systems, including impact loading, should be
specified in the Structural General Notes. Estimated loads should account for increases due
to impact effects per IBC Section 1607.9.1. See IBC Sections 1603.1.8 and 1607.9.1.
c. Calculations substantiating the design of the structural framing resisting the elevator loads,
including multi -directional loading, concurrently with other loads should be submitted for
review. The calculations should include the evaluation of deflection limits per IBC Section
1607.9.1. See IBC Sections 1604.2 and 1605.
d. Continuing with the previous comment, the drawings appear to have a single HSS5 column
on one side of the shaft. See the following comments:
i. The column design is indicated as preliminary, which is acceptable. However, design
considering preliminary loads should be performed as indicated in these comments.
ii. The column is provided on only one side of the shaft. It is anticipated that a column
on each side is required.
iii. Connection details should be provided between the posts and the supporting
structure as indicated in these comments.
iv. Sheet S202b references Note 10. Note 12 appears to be the applicable reference.
e. The structural drawing should include details for the connection points for the elevator
guide rails. The required locations and maximum spacing for the connection points should
be specified in the structural drawings. Calculations for the connections should be
submitted for review. See IBC Section 107.2.1 and 1604.4.
15. The High Roof Framing Plan on Sheet S204 shows an elevator hoist beam. Details for framing
connections should be included providing bearing and a minimum positive connection capacity
per ASCE 7-10 Section 1.4.4. Calculations substantiating the design should be submitted for
review. See IBC Sections 1603.1 and 1604.1.
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers -of -record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer / Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMartin\2021\B2109-083_Ri.docx
3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett, WA 98201 425.257.8857 fax everettwa.gov/permits
Page 10 of 10
