SEQUENCE OF OPERATIONS: <br />EXISTING ALLERTON BACTALK DOC SYSTEM SHALL BE CONNECTED TO NEW BOILERS, BOILER PUMPS AND CIRCULATION PUMPS WITH FULL SYSTEM PEER TO PEER <br />BACNET INTEROPERABIDTY, DDC SYSTEM REVISIONS SHALL BE INSTALLED. BY ATS. CONTACT DAN ALBERT. <br />EXISTING ALLERTON IBEX SYSTEM CONTROLS THE TERMINAL UNITS. THREE WAY VALVES IN TERMINAL UNITS SHALL BE REPLACED WITH NEW 2-WAY VALVES; <br />PROVIDED BY ATE, INSTALLED BY MC. <br />MAIN CIRCULATION PUMPS P-1 AND P-2 PUMPS P-1 AND P-2 ARE REDUNDANT AND ARE MODULATED BY VFD'S. PUMPS P-1 AND P-2 SHALL BE STAGED AS <br />LEAD/STANDBY. THE LEAD PUMP DESIGNATION SHALL BE ROTATED WEEKLY BY THE DDC. <br />ON A CALL FOR HEAT, LEAD MAIN CIRCULATION PUMP (P-1 OR P-2) SHALL BE ENERGIZED. LEAD PUMP VFD SHALL MODULATE PUMP SPEED TO MAINTAIN A <br />DISCHARGE PRESSURE OF 13 PSI (ADJUSTABLE). <br />MAIN CIRCULATION PUMP FLOWS SHALL BE MONITORED BY DIFFERENTIAL PRESSURE ACROSS EACH PUMP. IF DIFFERENTIAL PRESSURE INDICATES LOSS OF FLOW, THE <br />LEAD PUMP SHALL BE DE -ENERGIZED AND THE STANDBY PUMP SHALL BE ENERGIZED AND DDC SHALL BE ALARMED. <br />UPON FAILURE OF THE LEAD PUMP VFD, THE LEAD PUMP SHALL BE DE -ENERGIZED AND THE STANDBY PUMP SHALL BE ENERGIZED. UPON FAILURE OF THE <br />STANDBY PUMP VFD, THE DDC SYSTEM SHALL SIGNAL SELECTED STANDBY PUMP TO OPERATE IN BYPASS MODE AND THE DDC SYSTEM SHALL SET AN ALARM <br />BOILERS B-1 AND B-2: <br />BOILERS ARE REDUNDANT AND STAGED AS LEAD/STANDBY. THE LEAD BOILER DESIGNATION SHALL BE ROTATED WEEKLY. (ADJUSTABLE) <br />ON A CALL FOR HEAT, LEAD BOILER AND DESIGNATED BOILER PUMP SHALL BE ENERGIZED. LEAD BOILER SHALL OPERATE AT FULL FIRING RATE UNTIL HEATING <br />LOOP TEMPERATURE MATCHES BOILER RESET SCHEDULE TEMPERATURE. IF LEAD BOILER CANNOT MEET BOILER RESET SCHEDULE, LEAD BOILER SHALL BE <br />DE -ENERGIZED AND STANDBY BOILER SHALL BE ENERGIZED. SELECTED BOILER SHALL MODULATE FIRING RATE AND FLOW RATE TO MAINTAIN RESET SCHEDULE <br />(ADJUSTABLE) <br />RESET SCHEDULE SHALL BE BASED ON OUTSIDE AIR TEMPERATURE: AT 60 DEGREES OAT (ADJUSTABLE) SUPPLY WATER TEMPERATURE SHALL BE 120 DEGREES <br />(ADJUSTABLE). BELOW 60 DEGREES OAT, THE SUPPLY WATER TEMPERATURE SHALL INCREASE WTH TEMPERATURE DECREASE. AT 40 DEGREES OAT (ADJUSTABLE), <br />THE SUPPLY WATER TEMPERATURE SHALL BE THE MAXIMUM TEMPERATURE OF 180 DEGREES (ADJUSTABLE). <br />SHUTDOWN: BOTH BOILERS SHALL AUTOMATICALLY SHUT OFF WHEN EITHER EMERGENCY POWER OFF (EPO) IS PRESSED OR THE CO DETECTOR IS IN ALARM. THE <br />DDC SHALL MONITOR AUXILIARY CONTACTS FOR PROVIDING STATUS. EPO SHALL BE WIRED DIRECTLY TO BOILER CONTROL PANEL, WITH MONITORING BY DDC. <br />BOILER PUMPS BP-1 AND BP-2: <br />BOILER PUMPS ARE EQUIPPED WITH INTEGRAL SPEED CONTROLS. EACH BOILER PUMP SHALL BE MODULATED BY ITS ASSOCIATED BOILER'S INTEGRAL CONTROLS, TO <br />MODULATE BASED ON BOILER FIRING RATE. BOILER PUMP FAILURE SHALL BE MONITORED AND ALARMED BY ASSOCIATED BOILER ON -BOARD CONTROL. EVERETT <br />PUBUC SCHOOLS OPERATIONS SHALL DETERMINE THE DATE THAT THE BOILER SYSTEM IS STARTED AND STOPPED FOR THE SEASON. <br />EXISTING SUMP PUMP: <br />EXISTING SUMP PUMP LOCATED IN THE SOUTH WEST CORNER OF THE BOILER ROOM SHALL BE MONITORED BY THE DDC SYSTEM. WHEN SUMP PUMP IS STARTED BY <br />EXISTING CONTROL PANEL, DDC SHALL BE SIGNALED THAT THE PUMP IS OPERATING, <br />PUMP RUN HISTORY SHALL BE LOGGED BY THE DEC SYSTEM. <br />IF A HIGH WATER ALARM IS INITIATED BY THE EXISTING PUMP CONTROL PANEL, THE DDC SYSTEM SHALL SET AN ALARM.
