6. Time Limits for Preliminary Approval: <br /> A preliminary short subdivision decision shall be issued by the City within one <br /> hundred twenty (120) days as defined in Ordinance No. 2136-96, as amended. <br /> 7. Expiration of Preliminary Short Subdivision Approval: <br /> Final short subdivision approval must be obtained within three (3) years of <br /> preliminary short subdivision approval, after which time the preliminary short <br /> subdivision approval will be void. No extension may be granted by the City to <br /> the applicant. <br /> G. Final Application Submittal Requirements <br /> 1. Final Plat or Short Plat Map: <br /> All final plat or short plat maps shall be made by or under the supervision of a <br /> Washington State registered licensed land surveyor_ The final plat or short plat <br /> map shall be drawn on mylar drafting film having dimensions of eighteen inches <br /> by twenty-four inches (18" x 24") with a two inch (2") border on the left edge <br /> and one half inch (1/2") borders on the other edges. Information required shall <br /> include, but not be limited to: <br /> a) The name of the subdivision or short subdivision number; <br /> b) Legal description of the entire parcel to be subdivided or short <br /> subdivided; <br /> c) The date, scale, and north arrow; <br /> d) Boundary lines, right-of-way for streets, easements, and property lines <br /> of lots and other sites with accurate bearings, dimensions or angles and <br /> arcs, and of all curve data; <br /> e) Names and right-of-way widths of all streets within the subdivision or <br /> short subdivision and immediately adjacent to the subdivision or short <br /> subdivision. Street names shall be consistent with the names of existing <br /> adjacent streets; <br /> 0 Number of each lot and each block; <br /> g) Reference to private restrictive covenants not required by the City either <br /> to be filed as a separate document or on the face of the plat or short plat <br /> map; <br /> h) Zoning setback lines and building sites when required by City; <br /> i) Location, dimensions and purpose of any easements, noting if the <br /> easements are private or public; <br /> j) Location and description of monuments and all lot corners set and found; <br /> 18 <br />
