k) Datum elevations and primary control points approved by the Public <br /> Works Department. Descriptions and ties to all control points will be <br /> shown with dimensions, angles, and bearings; <br /> 1) Existing structures and all setbacks; <br /> m) A Dedicatory statement acknowledging public and private dedications <br /> and grants; <br /> n) Environmentally sensitive area tract with buffers, greenbelts, and open <br /> space tracts, recreation tracts or trails, and all easements; <br /> o) Restrictive covenants or plat/short plat conditions required to be noted <br /> on the final plat or short plat map by the City; <br /> p) Storm water drainage facilities (detention and treatment) tract and <br /> landscaped area; <br /> q) Lot Area of each lot and calculation if using ESA or lot area averaging; <br /> and <br /> r) Addresses for each lot. <br /> 2. Accompanying the final plat or short plat shall be the following: <br /> a) A certificate giving a full and correct description of the lands divided as <br /> they appear on the plat or short plat, including a statement that the <br /> subdivision or short subdivision has been made with the free consent and <br /> in accordance with the desires of the owners. If the plat or short plat is <br /> subject to a dedication, the certificate or a separate written instrument <br /> shall also contain the dedication of all streets and other areas to the <br /> public, an individual or individuals, religious society or societies or to <br /> any corporation, public or private as shown on the plat or short plat and <br /> a waiver of all claims for damages against any governmental authority <br /> which may be occasioned to the adjacent land by the established <br /> construction, drainage and maintenance of the road. The certificate or <br /> instrument of dedication shall be signed and acknowledged before a <br /> notary public by all parties having any ownership interest in the land <br /> subdivided and recorded as part of the final plat or short plat map; <br /> b) A certification by a licensed surveyor in the state of Washington, that the <br /> plat or short plat map and survey is accurate and conforms to the <br /> provisions of this Ordinance and State law; <br /> c) Certification by the Director that the plat or short plat map conforms to <br /> all conditions of Preliminary Approval; <br /> d) Certification by the City Engineer that the plat or short plat map <br /> conforms to survey requirements of this Ordinance, that the_layout of <br /> streets, alleys and rights-of-way, design of bridges, sewage, water and <br /> drainage systems, and all other public improvements have been installed <br /> to City Standards; <br />
