k) Common and private parking areas for total site and each lot; <br /> 1) Preliminary design of proposed recreation area; <br /> m) Identification of proposed building design or unit to be used on each lot; <br /> and <br /> n) Location and size of drainage and water quality facility. <br /> 6. Requirements for Landscaping Plan: <br /> All landscaping plans must be a minimum of eighteen inches by twenty-four <br /> inches (18" X 24"). Upon written approval by the City, the applicant may <br /> increase the size of the landscaping plan to twenty-four inches by thirty-six <br /> inches (24" X 36"). All plans are to be prepared by or under the supervision of <br /> a qualified expert in the field of landscaping or a landscape architect. The <br /> following features and information shall be shown on a preliminary landscaping <br /> plan for the proposed cluster alternative: <br /> a) The name or title of the proposed cluster subdivision or short <br /> subdivision; <br /> b) The date, north arrow, and scale; <br /> c) Total site area, boundary lines of tracts, lot lines, lot number, and block <br /> number; <br /> d) Locations and names of existing and proposed streets and ROW; <br /> e) Building footprint or building site on each lot consistent with the <br /> preliminary site plan; <br /> f) Location and width of landscape areas for the total site showing <br /> generally the type of materials, size, and quantity to be used to illustrate <br /> concept; <br /> g) Streetscape planting such as street trees and/or other plantings to <br /> illustrate concept; <br /> h) Typical lot detail for each building plan to be used showing such things <br /> as yard planting, screening, and fencing; <br /> i) Fencing detail if proposed, landscaping entry ways, and identification <br /> signs with a sign detail showing size, type of materials used, and <br /> location; <br /> j) Landscaping for wetponds, detention ponds, recreation, and parking <br /> areas including any fencing that is proposed or required; <br /> k) Environmentally sensitive areas (ESA), buffers and setbacks with a <br /> specific lot detail planting plan for lots adjacent to ESA and required <br /> buffers; <br /> 30 <br />
