k) Mailing list of adjacent property owners typed on City form; <br /> 1) Special Studies - environmentally sensitive area studies, traffic studies, <br /> and other studies as the City may determine to be necessary due to the <br /> applicant's proposal or unique physical features of the site; and <br /> m) Environmental checklist (SEPA). when required by WAC 197-11 and <br /> Chapter 20.04. <br /> 3. Requirements for the Cluster Alternative Plat or Short Plat Map: <br /> A preliminary cluster alternative plat or short plat map shall be drawn to the <br /> specifications as defined in Section 2.B.3 for preliminary plat or preliminary <br /> short plat map. <br /> 4. Requirements for Supplemental Map: <br /> A preliminary cluster alternative supplemental map shall be drawn to the <br /> specifications defined in Section 2.B.4. <br /> 5. Requirements for Site Plan: <br /> All site plans must be a minimum of eighteen inches by twenty-four inches (18" <br /> X 24"). Upon written approval by the City, the applicant may increase the size <br /> of the site plan to twenty-four inches by thirty-six inches (24" X 36"). All <br /> plans are to be prepared by or under the supervision of qualified experts such as <br /> those in the fields of surveying, engineering, architecture or land planning. The <br /> following shall be shown on a preliminary site plan proposed for the cluster <br /> alternative: <br /> a) The name or title of the proposed cluster subdivision or short <br /> subdivision; <br /> b) The date, north arrow, and scale; <br /> c) Total site area, boundary lines of tracts, lot lines, lot number, and block <br /> number; <br /> d) Locations and names of existing and proposed streets and ROW; <br /> e) Building footprint or building site on each lot showing the placement of <br /> the building on the lot, proposed private open space, access to and <br /> private parking, areas to be landscaped, and proposed setbacks; <br /> f) Location and width of private and common landscape areas; <br /> g) Environmentally sensitive areas, required buffers, and setbacks; <br /> h) Common and private open space and recreation areas; <br /> i) Proposed density, open space, and recreation calculations; <br /> j) Any other special setbacks proposed or required by the City; <br /> 29 <br />
