2. Time Limits for Preliminary Approval: <br /> A cluster alternative decision shall be issued by the Hearing Examiner within <br /> one hundred twenty (120) days as defined in Ordinance No 2136-96, as <br /> amended. <br /> 3. Expiration of the Approval: <br /> Final approval must be obtained within five (5) years of preliminary approval, <br /> after which time the approval will be void. An extension may be granted by the <br /> City for one (1) year if the applicant has attempted in good faith to submit the <br /> final cluster plat or cluster short plat within the five (5) year time period; <br /> provided, however, the applicant must file a written request with the Director <br /> requesting the extension at least thirty (30) days before expiration of the five (5) <br /> year period. <br /> E. Final Application Submittal Requirements <br /> 1. Final Submittal Requirements: <br /> a) All required final cluster plat or cluster short plat maps and documents <br /> shall be submitted and prepared in accordance with Section 2.G of this <br /> Ordinance. <br /> b) All required final site plans shall be submitted in final form consistent <br /> with the preliminary approval. The final plan shall be drawn to the <br /> specifications as defined in Section 4.B.5 of this Ordinance. The <br /> information required for the preliminary plan shall be provided in final <br /> form as determined by the City. <br /> c) All required final landscaping plans shall be submitted in final form <br /> consistent with the preliminary approval. The final plan shall be drawn <br /> to the specification as defined in Section 4.B.6 of this Ordinance. The <br /> information required for the preliminary plan shall be provided in final <br /> form as determined by the City. <br /> d) All required final building designs and elevations shall be submitted in <br /> final form consistent with the preliminary approval and Section 4.B.7 of <br /> this Ordinance. The applicant is required to provide final detailed plans <br /> and elevations. <br /> 2. Survey for Cluster Subdivision or Cluster Short Subdivision: <br /> A survey is required for all cluster alternative projects and must be conducted <br /> by or under the supervision of a State of Washington registered land surveyor in <br /> accordance with Section 7.I of this Ordinance. <br /> 32 <br />
