iv) All lots and existing structures shall provide for adequate off- <br /> street parking, private yard area as defined in Section 7.F.20, <br /> and adequate setbacks of existing structures from new proposed <br /> lot lines as determined by the City; and <br /> v) All lots must have full frontage on a public street. The use of <br /> easement access, panhandle lot or alley frontage is not permitted. <br /> 3. Landscaping Requirements: <br /> a) Street Tree Requirements: The following standards shall apply to the <br /> installation of street trees: <br /> i) Street trees meeting City Standards will be required at an average <br /> of one (1) tree per thirty (30) feet of frontage for all divisions of <br /> land; and <br /> ii) Street trees are required on the project frontage, both sides of any <br /> new public street, and on private easement access drives. <br /> b) Easement Access Drive Buffer Requirements: A five (5) foot planting <br /> buffer is required on both sides of the easement access drive. The <br /> following standards for landscaping and screening shall apply: <br /> i) Street trees at an average of one (1) tree per thirty (30) feet, and <br /> lawn/sod or ground cover; <br /> ii) On a common property line adjacent to contiguous property or <br /> land, the minimum standards shall be a four (4) foot high privacy <br /> fence, street trees at an average of one (1) tree per thirty (30) <br /> feet, and lawn/sod or ground cover; or a vegetative hedge with <br /> lawn/sod or ground cover that will substantially provide the same <br /> screening as the fence option within three (3) years; and <br /> iii) The Director may reduce the five (5) foot planting buffer where <br /> necessary to accommodate the easement access drive around an <br /> existing dwelling or garage if an additional area and planting <br /> equal to the area of buffer reduction is provided within the buffer <br /> at the street right-of way entrance or other areas as approved by <br /> the Director. <br /> c) Fencing: On any double fronting lot or lots, the City may require <br /> fencing for privacy or noise reduction. If fencing is required or <br /> proposed by the applicant on any lot or lots along the public right-of- <br /> way, a ten (10) foot landscaping buffer is required between the fence and <br /> the public right-of-way. The landscaping shall consist of lawn/sod or <br /> ground cover, trees and ornamental shrubs. <br /> d) Entryway Landscaping: The following standards shall apply to the <br /> installation of entryway landscaping: <br /> i) Entryway landscaping is required for all divisions of land; and <br /> 54 <br />
