ii) All entryway landscaping shall be a minimum of canopy type <br /> deciduous trees or spreading evergreens, in addition to <br /> ornamental shrubs and lawn/sod. <br /> e) Modification Setback Requirement and Variance: On any lot where a <br /> modification of the required minimum setback or variance is proposed, <br /> the Director shall establish a requirement for providing <br /> landscaping/screening to create usable private yard area for the proposed <br /> unit and to provide privacy for both existing and adjacent uses. The <br /> following standards for landscaping and screening shall apply: <br /> i) Interior Property Line - A four (4) foot high privacy fence with a <br /> mix of evergreen and deciduous trees at fifteen (15) feet on <br /> center on each side of the fence (staggered); or <br /> ii) Exterior Property Line - A four (4) foot high privacy fence with <br /> a mix of evergreen and deciduous trees at seven and half(7.5) <br /> feet on center on the applicant's side of the fence; or <br /> iii) A vegetative hedge that will provide substantially the same <br /> screening as the fence option within three (3) years. <br /> f) Required Landscaping for Single Family and Duplex: On each new lot <br /> created for single family and duplex dwellings, the applicant is required <br /> to provide landscaping and to submit a landscaping plan for review and <br /> approval by the Director at the time of application for a building permit. <br /> The landscaping plan shall at a minimum show the proposed front yard <br /> landscaping which shall consist of trees plus ornamental shrubs and <br /> lawn. <br /> g) Re-Orientation of Lots or Units on Easement Access or Panhandle Lots: <br /> On any lot where a re-orientation of the unit is permitted toward the <br /> easement or panhandle and if the directional changes in the orientation of <br /> the unit creates a conflict in setbacks or a usable private yard area for the <br /> existing unit, proposed unit or any adjacent unit, the Director shall <br /> require the installation of one of the following landscaping/screening <br /> standards: <br /> i) Interior Property Line - A four (4) foot high privacy fence with a <br /> mix of evergreen and deciduous trees at fifteen (15) feet on <br /> center on each side of the fence (staggered); or <br /> ii) Exterior Property Line - A four (4) foot high privacy fence with <br /> a mix of evergreen and deciduous trees at seven and one-half <br /> (7.5) feet on center on the applicant's side of the fence; or <br /> iii) A vegetative hedge that will provide substantially the same <br /> screening as the fence option within three (3) years. <br /> h) Surface Parking on Easement Access Drive: If the parking is located at <br /> the five (5) foot minimum setback from the property line, landscaping or <br /> 55 <br />
