The landscaping or screening buffer shall <br /> be five (5) feet in width and generally consist of lawn/sod or ground <br /> cover, trees or ornamental shrubs. <br /> i) Drainage and Water Quality Facility Landscaping: The following <br /> standards shall apply to the installation of landscaping for drainage and <br /> water quality facilities: <br /> i) If runoff control facility landscaping is permitted in the required <br /> buffer area under the Environmentally Sensitive Area Regulations <br /> of the Everett Zoning Code, as amended, the required <br /> landscaping for such facilities shall be native vegetation as <br /> approved by the Director in a buffer enhancement/mitigation <br /> plan; <br /> ii) In upland areas, a five (5) foot landscaped planting buffer shall <br /> be provided around the perimeter of the facility. The required <br /> landscaping shall consist of a Type III as defined in the Everett <br /> Zoning Code. The Director may increase the landscaping <br /> requirement to a Type I or II based on the facilities size, design, <br /> and location; and <br /> iii) The landscaping, unless otherwise approved by the City <br /> Engineer, shall not be located within the runoff control facility <br /> and/or maintained by the City. <br /> j) Binding Site Plans: Landscaping shall be required on all projects per <br /> Everett Zoning Code requirements and City Design and Construction <br /> Standards. However, landscaping on interior lot lines may be waived if <br /> the City has approved a site plan and master landscaping plan for the <br /> total site. <br /> k) General Landscape Requirements: The following standards shall apply <br /> to all areas which are required to be landscaped by this Ordinance: <br /> i) All landscape plans shall be prepared in accordance with Title <br /> 19.35.100 of the Everett Zoning Code, as amended; <br /> ii) All landscape materials shall meet the specifications as defined in <br /> Title 19.35.110 of the Everett Zoning Code, as amended; <br /> iii) All landscaping required except the requirement of Section 7 F.3 <br /> (f) shall be installed prior to final approval; <br /> iv) All landscaped areas shall provide suitable top soil and irrigation <br /> systems as determined necessary by the Director; and <br /> v) All landscaped areas and street trees shall be maintained in <br /> accordance with Title 19.35.130 of the Everett Zoning Code, as <br /> amended. <br /> 1) Landscape Maintenance Responsibility: The following shall apply: <br /> 56 <br />
