shelter. The City Engineer shall make this decision as it relates to the <br /> potential needs of the development. <br /> 11. Drainage Improvements: <br /> a) Drainage improvements shall be provided as specified by City Standards, <br /> Drainage Basin Plans, and the City's Drainage Ordinance. <br /> b) Drainage Tracts or Easements: The City may require a dedication of the <br /> runoff control facilities in a separate tract as well as other easements <br /> necessary to convey stormwater or maintain such facilities. <br /> c) Runoff control facilities shall be located and designed in such a manner <br /> as to minimize the impact on the project, adjacent public streets, or <br /> surrounding land uses. The area set aside for the runoff control facilities <br /> shall be designed to meet one of the following options: <br /> i) Natural Drainage System: A system that is designed as an <br /> amenity to the subdivision or short subdivision and which <br /> functions as passive open space and runoff control; or <br /> ii) Screened Drainage System: A system that is designed for runoff <br /> control that is not compatible with the development unless <br /> screened and landscaped. The Director shall determine the <br /> necessary landscaping requirements as defined in Section 7.F.3 <br /> based on the facility's size, design, and location; or <br /> iii) Runoff Control and Recreation Tract: A system utilizing <br /> underground runoff control to the maximum extent practical in <br /> order to minimize the size and scope of the required surface <br /> facilities, combined with a recreation play area and/or park. <br /> d) Runoff Control Facilities for Easement Access Drives. If a short <br /> subdivision application meets the threshold for requiring drainage <br /> improvements, such improvements as provided for in the City Standards, <br /> shall be provided to City Standards. If the proposed drainage <br /> improvements do not meet City Standards, the applicant shall reduce the <br /> scope and size of the project so it complies with City Standards or at the <br /> discretion of the City Engineer, the applicant may submit for the City <br /> Engineer's review and consideration and possible approval a downstream <br /> analysis and mitigation of storm drainage impacts as required by the City <br /> Engineer. <br /> 12. Sewer Improvements: <br /> All sewer improvements will be per City Standards. <br /> 13. Water Improvements: <br /> All water improvements will be per City Standards. <br /> 65 <br />
