p) Easement Access Drive Landscaping Buffer: All required landscape <br /> buffers for easement access drives will be allowed to be included into the <br /> minimum lot area calculations for the lot upon which it is located. All <br /> required setbacks from easement access drives shall be measured from <br /> the curb. <br /> q) All lots within an easement access short subdivision that are less than <br /> 5,000 square feet in land area are required to comply with Everett <br /> Zoning Code "Small Lot Development Standards." <br /> r) Duplex units are prohibited in easement access short subdivisions in <br /> single family zones, except for existing duplex units constructed on a lot <br /> or lots prior to the adoption of this Ordinance. In the proposed short <br /> subdivision the existing duplex unit must be on a lot of not less than <br /> 9,000 square feet. <br /> s) Common Easement Access Drive Use: The City Engineer may allow <br /> the use of a common easement access drive on an existing or adjacent <br /> short subdivision if the unit count for the property to be short subdivided <br /> together with the adjacent short subdivision does not exceed the <br /> maximum number of units allowed and such easement access drive can <br /> or currently meets all subdivision code standards. The applicant shall <br /> provide the following: <br /> i) An easement providing for access, utilities, and maintenance <br /> from all property owners that the easement access drive crosses <br /> over and who have legal access to such easement; and <br /> ii) An amendment to the existing short subdivision access easement <br /> drive to accurately reflect the proposed changes. <br /> 9. Parking Improvements: <br /> All existing and proposed uses for a division of land are required to provide <br /> parking to meet the requirements of the Everett Zoning Code and this <br /> Ordinance. All required parking areas and access shall be concrete or paved to <br /> City Standards and shall meet the width requirements as defined by the Everett <br /> Zoning Code. No parking areas or access will he allowed within the required <br /> private open space as defined in Section 7.F.20 of this Ordinance. <br /> 10. Pedestrian Improvements: <br /> a) Pedestrian Access: In order to facilitate pedestrian access from a project <br /> to proposed and existing streets and to provide access to schools, parks, <br /> playgrounds, trails, or other pedestrian facilities, the City may require <br /> perpetual unobstructed improved pedestrian access easements of at least <br /> ten (10) feet in width to these facilities. Unless otherwise approved by <br /> the City Engineer, the pedestrian access easement shall be improved in <br /> accordance with City Standards and shall be shown on the face of the <br /> final division map. <br /> b) When a proposed division, redivision, or alteration of land is on an <br /> established bus route, the applicant may be required to provide a bus <br /> 64 <br />
