Please note that the members that have high axial loads may
exceed the threshold requirements of highly ductile members per AISC 341-16 F2.5a and AISC
341-16 Table 1-3. Please verify beam demands or revise beam design to meet ductility
requirements. Please note that beam members are also subject to the design requirements of
AISC F2.3.
4. On page L-26 of the permit calculations, the redundancy factor, p, appears to be applied in
addition to the overstrength factor for loads that are listed as"Exterior Frame Conn Max". Per
ASCE 7-16 Sec 12.10.2.1, connections for drag struts need only require the overstrength factor
in cases 1 and 2. Please clarify the cases where redundancy and overstrength are to be applied.
5. Please identify the protected zones of the braced frames as this appears to be missing from the
plans. AISC 341 F2.5c.
6. From the permit calculations it appears that the brace connections are utilizing loading that does
not appear to be the expected tension of the brace. Please clarify and describe if this loading
corresponds to the maximum force that can be delivered to the brace by the system. AISC 341-
16 F2.6c.
7. Please indicate dowel bars on detail A/S1.1 are also intended to resolve overturning of panels or
another anchorage system is to be provided. Please provide additional design calculations that
can show that overturning can be resolved into the slab-on-grade.
8. Please clarify if precast panel connections are intended to be precluded from yielding. If so,
please identify which connections and provide additional calculations per ACI 318-14 18.5.2.2.
RESUBMITTAL REQUIREMENTS
In order for the processing of your application to continue, it will be necessary to provide the Building
Division with the following items:
❑ (2) New,complete sets of revised construction documents reflecting the corrections as
required.
❑ (1) Response letter detailing how the corrections were resolved.
All codes cited refer to the 2018 International Building Code (IBC), 2018 International Existing Building
Code (IEBC),the 2018 International Fire Code (IFC),the 2018 International Mechanical Code (IMC),
and/or the 2018 Washington State Energy Code(WSEC), as amended by the State of Washington and
adopted by the City of Everett. The current IBC referenced standard for accessible design is the 2009
"Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and
standards may be more restrictive.
ILO Page 2 of
