6 <br />• HVAC RTU repairs or refurbishment as needed (beyond controls). Maintenance records will be <br />made available to the Design Consultant/Architect/Mechanical Engineer. <br />• The Design team will coordinate with Snohomish County PUD to maximize conservation grant <br />funding. However, currently, no energy auditing or energy modeling is required. <br />• Scope will include independent test and balance and commissioning. <br />• The South Precinct will remain open during design and construction. The Design team will <br />participate in developing the construction sequencing and schedule. <br />C. Project Schedule <br />The proposed project schedule for the South Precinct is as follows. Note - all three parts of this project <br />will run concurrently: <br />• 30% Design 2 months <br />• Permit Design 1.5 months <br />• 90% Design 1.5 months <br />• Bid 2 months <br />• Build 2 months <br />D. MACC <br />The estimated Maximum Allowable Construction Cost (MACC) is: <br />• $550,000 -This includes all materials, equipment, and labor. <br />1.5 PROJECT 3 - EVERETT STATION <br />A. Proposed Project Objective <br />The City of Everett intends to replace the existing Alerton DDC systems serving the Everett Station to <br />reduce system energy use, increase system reliability, and improve occupant health and comfort. The <br />project scope includes the replacement of the existing DDC system with connected wireless thermostats <br />and controls, along with the replacement of the VAV controllers. The design will include the <br />replacement of all the HVAC controls, including VAV controllers, a review of current maintenance <br />records and a plan to address any deferred maintenance, repair and/or replacement of bathroom <br />exhausts throughout the building to make them all operational, installation of destratification fans in the <br />Great Hall, design of a new stand-alone HVAC system for the server/computer room and a complete <br />balancing and recommissioning of all systems which shall include the setting of schedules based on <br />occupancy, setpoints, DAT reset and DAP reset. The new control systems shall be BACNET IP with <br />Niagara 4 front end per City of Everett Resource Conservation Program specifications. Additionally, <br />alternates shall be included in the plan to add occupancy sensing and demand control ventilation. <br /> Additional scope may include the design of necessary electrical and structural modifications if <br />required. <br />B.
