However, the submitted documents are not sufficient <br />for us to perform a review at this time. The Planning Department has also determined that the project is not <br />sufficient to perform a review; they will issue a comment letter separately. Revised construction -level <br />documents need to be submitted for review. Information is attached to provide guidance. Preliminary <br />comments are provided below to assist in revising the drawings, but these are not intended to provide a <br />comprehensive review. Depending on your experience with the model codes and preparing documents, we <br />recommend consulting with a design professional to assist you. <br />The submitted documents provide sketches of the proposed project. Construction -level drawings <br />developed using recognized drafting standards should be submitted for review. See the attached <br />documents for additional information. <br />2. The partial plans show that a bedroom is attached on the east side of the garage. This does not appear <br />to be a legally -permitted space based on a review of the City of Everett and Snohomish County <br />records. The space was originally an addition added in 1958 as storage space at the rear of the existing <br />garage. The current Snohomish County records show this as unfinished space. The old County field <br />assessor records show that space as storage through 1994. The City of Everett records do not show a <br />permit to convert the space. <br />3. Continuing with the previous comment, the bedroom is connect to and provides direct access into the <br />garage. This is not permitted, further indicating that the space was potentially converted without a <br />permit. The space is not allowed as currently configured. <br />4. Walls separating garages from habitable areas must have minimum fire protection construction per IRC <br />Section R302. This includes the bathroom walls and the doors. <br />5. Habitable spaces are required to satisfy the insulation requirements of WSEC Chapter 4. This shall <br />include the walls (including separate with the garage), roof, floor, and the windows and doors in the <br />exterior walls. <br />6. The energy credit requirements must be satisfied when new habitable space is created per WSEC <br />Section R406. <br />7. The bathroom should comply with the minimum clearances per IRC Section R307. <br />8. Details for the construction of the new walls should be submitted for review. <br />9. The proposed project involves creating new openings in the existing wall between the original garage <br />and the addition. In addition, it is anticipated that new openings were created in the exterior walls of <br />the addition when the bedroom space was added. Details to frame the openings should be provided. <br />10. The bathroom is anticipated to have a raised floor system. Details for its construction should be <br />provided. The floor should be insulated. <br />
