Please send hardcopies of the revised drawings (2 sets) and any other support documentation (if
applicable) via the standard resubmittal process. The documents should include an itemized response letter addressing
all comments in the original 05/10/2021 email and below. Comments provided by the Planning Department on
05/03/2021 should also be addressed prior to resubmitting documents for review; a separate itemized letter should be
provided for Planning's review.
SuDolemental Comments:
3. See the following commens:
a. The door should specify a closer. See Section R302.5.1.
b. The new hallway includes a washer/dryer unit that appears to encroach on the minimum 3-foot hallway width
per Section R311.6, which is not permitted.
c. The new bonus room has been effectively configured to qualify as a bedroom (i.e., egress window, separation
from the garage). Smoke and CO alarms should be provided per Sections R314 and R315. The alarms should be
hardwired and interconnected as required.
4. The note is note sufficient. A detail specifying the construction should be included.
6. Sheet A001 does not appear to include a schedule of energy credits. The statement "Alternations do not need to
obtain energy credits" is not correct. This is an addition, defined in the WSEC as adding conditioned space to the
house. Energy credits are required.
7. Minimum clearances should be dimensioned on the drawings.
8. See Comment 11 below.
9. This comment is not sufficient. The required construction should be shown.
11. This comment has not been addressed. The existing construction of the space being converted must be shown. It is
required to comply with the current code for new construction. Note that this addition was originally constructed in
1958 and is not expected to comply with the current code requirements without modifications. All construction
requirements, including but not limited to foundations, framing, sill plate anchorage, roof construction, braced wall
panels, and framing fasteners, should be specified. See Sections R102.7 and R102.7.1.
12. The minimum dimensions for the stairs should be specified. Stairs should comply with Section R311.7. The stairs
should not encroach on the minimum 3-foot hall width per Section R311.6.
