The proposed project is located in a building with more than four dwelling units. The <br /> construction drawings are required to be sealed and signed by a professional architect licensed <br /> in the state of Washington. See RCW 18.08.410 Item 5. <br /> 2. The Occupancy Classifications for the building should be specified in the construction drawings. <br /> See IBC Section 302.1. <br /> 3. The Construction Types for the building should be specified in the construction drawings. See <br /> IBC Section 602.1. <br /> Fire Protection: <br /> 4. Details for the fire-rated vertical and horizontal assemblies should be included in the <br /> construction drawings. Details should represent all assemblies separating the live/work units <br /> from adjacent units and spaces, including the existing assemblies to demonstrate compliance. <br /> The details should reference listed tested assemblies. See IBC Sections 419.2 and 703.2. <br /> 5. Continuing with the previous comment, it is presumed that the spacies being converted to the <br /> live/work units may have openings in the horizontal assembly above leading to shafts. Details <br /> to seal the openings should be included. The locations of openings to be sealed should be <br /> indicated in the drawings. See IBC Section 713.11. <br /> 6. The drawings should include penetration details for the walls separating the dwelling and the <br /> lobby. See IBC Section 714.4. <br /> 7. The units require bathroom and kitchen exhaust, and whole-house ventilation systems. The <br /> proposed routing for the mechanical ductwork should be shown. Additional details for fire-rated <br /> construction should be specified where ducts penetrate rated assemblies. Dampers should be <br /> specified where proposed; dampers may not be specified for the kitchen exhaust. See IBC <br /> Section 717. <br /> 8. Unit"A" includes a new door through an existing three-hour wall accessing a garage. The unit <br /> is required to be separated from the shaft by a minimum three-hour door that also provides <br /> smoke protection. The door should be self-closing and self-latching. See IBC Sections <br /> 406.3.2.1 419.2, 420.2, 708.6, and 716.2.2.1, and Table 716.1(2). <br /> 9. Unit"B" includes a door accessing a three-hour rated stair shaft. The unit is required to be <br /> separated from the shaft by a minimum three-hour door that also provides smoke protection. <br /> The doors should be self-closing or automatic-closing. Note that the existing door appears to <br /> comply with these requirements; they should be specified on the drawings.
