Unit"A" appears to require a new landing and stairs at the rear door accessing the garage. <br /> Details for the stair and landing construction should be included. The details should comply <br /> with IBC Section 1011. The construction should be non-combustible per IBC Section 602.2. <br /> Accessibility: <br /> 11. The live/work units are required to have accessible restrooms for the public portion of the unit. <br /> The statement on the drawings indicating accessibility is not required does not apply to the <br /> public area and facilities supporting this area. The drawing should include accessible restrooms <br /> per ICC A117.1-09 Chapter 6. See IBC Sections 419.9 and 1101.2, and IEBC Section 603. <br /> Energy: <br /> 12. The drawings should specify heating systems for the live-work units. The systems should <br /> comply with WSEC Section C403. See IBC Section 1203.1. <br /> 13. The live/work units are required to comply with WSEC-18 for new construction. See WSEC <br /> Section C505.1 Item 2. The following comments should be addressed: <br /> a. The assemblies separating the units non- and semi-heated spaces should comply with <br /> Section C402. <br /> b. Continuing with the previous comment, modifications to the exterior walls, including the <br /> glazed areas, may be required. <br /> c. The drawings should include a schedule of energy credits per Section C406.1. The <br /> performance requirements for the selected credits should be specified. <br /> Miscellaneous: <br /> 14. Units"A" and "B"are required to include carbon monoxide detectors per IBC Section 915.1.5. <br /> The locations of the alarms should be specified in the drawings and comply with the limitations <br /> of IBC Section 915.2. Alarms should be hardwired and provided with back-up battery power <br /> per IBC Section 915.4.1. <br /> 15. The assemblies separating the units from adjacent units and other spaces should comply with <br /> the sound transmission requirements of IBC Section 1206. The drawings should include details <br /> referencing tested assemblies. <br /> 16. The live-work units are required to provide a whole-house ventilation system per IMC Section <br /> 403.4. The performance requirements should be specified in the drawings. See IBC Sections <br /> 419.8 and 1202.5, and IEBC Section 1010.1. <br /> Structural <br /> 1. The proposed construction appears to require structural modifications to the existing structure. <br /> Drawings and calculations prepared by a professional engineer licensed in the state of <br /> Washington are required per RCW 18.43.010, 18.43.020, and 18.43.070.
