• • <br /> COMMUNITY ECEIIVED <br /> Level 1 — Common Areas <br /> SCOPE OF WORK _ MAY 0 2 2023 <br /> CITY OF EVERETT <br /> General Building Requirements <br /> Permit Services <br /> • General Electrical: <br /> o If Common Area light switches and/or receptacles are not"Decora/Decorator Style",Color: <br /> White,then Contractor will remove existing,furnish, and install electrical outlets, light <br /> switches, and cover plates in all areas referenced in the SOW below.General Contractor to <br /> submit specs for approval by the Project Manager. <br /> • Common Area and Apartment Entry Doors <br /> o Initial scope is to assume door prep as necessary with 1 coat of primer and 2 finish coats (per <br /> paint specification schedule). (Refers to the corridor-side of the Apartment Entry Doors/both <br /> sides of Common Area Entry Doors, Stairwell and Corridor Fire Doors.) <br /> ■ Adjust spec accordingly when painting directly over Melamine wrapped doors. <br /> o Provide per door add alt pricing for replacement of doors that are beyond repair. <br /> • Hallway and Common Area Painting <br /> o All corner guards will be removed,walls patched and repaired smooth, primed and prepared <br /> for finish paint. <br /> o Include removal of all ceiling HVAC vents, cleaning, repaint, and reinstall.Caulk all metal <br /> vents to drywall ceilings and walls with "White" paintable caulking. <br /> o Prepare and paint 4 sides of Stairwell doors. Carefully mask hardware, hinges,viewports etc. <br /> • Permitting <br /> o General contractor to discuss the scope of work with the local jurisdiction to confirm the <br /> required permit documents to complete the project. <br /> o General contractor to obtain the required permits and schedule the necessary inspections per <br /> the local jurisdictional requirement(s). <br /> • FF&E <br /> o Atria will manage the purchase,shipping,warehousing, and installation of FF&E items. <br /> o General Contractor will relocate the existing furniture out of areas currently under <br /> construction and replace once complete. <br /> • Temporary relocation areas and storage requirements will be determined and <br /> discussed during the bid and pre-construction meetings. <br /> o Existing artwork is to be removed by the General Contractor and walls are to be <br /> finished/prepped and painted. General Contractor will dispose of Artwork. Artwork is NOT <br /> to be replaced/reinstalled.Atria will coordinate the installation of new artwork, by others. <br /> • Window treatments are to be removed and disposed by the General Contractor and <br /> walls are to be finished/prepped and painted. <br /> I Effective Date: 9/8/2022 <br />
