The garage walls and ceiling should be covered per Section R302.6 and Table R302.6. <br />2. See Utility Room on Sheet A4 and Section A -A on Sheet A9. Plans should specify 1/2-inch <br />gypsum board for walls and under stair surface in enclosed space under stairs that is accessed <br />by a door should have walls. <br />3. Plans should specify a whole house ventilation. Revise plans as follows. <br />a. Plans should clearly specify the whole house ventilation system. See Section <br />1505.4.1 of the 2018 IRC. <br />b. Plans should specify the mechanical ventilation airflow rate cfm, continuous or <br />intermittent per the current 2018 IRC code requirement. M1505.4.3 <br />c. The location of the whole house vent should be specified on the plans. The system <br />should be located in a central area that is open to and has unobstructed air flow with <br />the majority of the habitable space. Alternatively, the system should provide ducting <br />to each room of the house per Section M1505.4.1.1, and the drawings should specify <br />a requirement for testing to verify air flow rates per Section M1505.4.1.6. <br />4. See Windows in Bathroom 2 and 5 on Sheet A4 and A5. Glazing in walls in rooms containing <br />bathtubs or showers where the bottom exposed edge of the glazing is less than 60 inches <br />measured vertically should be specified as safety glazing. R308.4.5 <br />5. See smoke ad CO alarms. A note should be included requiring the alarms to be hardwired, <br />interconnected, and provided with back-up battery power as required. R314 and R315 <br />6. See Details 4 and 5 on Sheet A11. Address the following: <br />a. Plans should specify perimeter slab insulation per Table R402.1.1. <br />b. R-5 thermal break between floor slab and basement wall should be specified per <br />Table R402.1.1. <br />7. The plans should show that the building is required to undergo an air leakage test (performed <br />by a licensed 3rd party agency). The testing requirements should be shown on the plans <br />according to WA State Energy Code Section R402.4. <br />8. See Sheet A4 and Al2.1. The plans should show a heat pump per the project energy credits. <br />Plans currently show a furnace. WA State Energy Code Table R406.2 <br />Structural <br />1. The construction drawings are not sufficiently complete to perform a comprehensive review. <br />Comments have been provided to assist in revising the drawings. However, additional <br />comments may be issued pending review of the revised drawings.
