A structure housing 2 dwelling units (i.e. duplex) is only permitted in the R-1 zone <br />on lots containing a minimum of 12,000 square feet. As noted on the submitted site plan the subject property is under 7,000 square feet. A 2-unit <br />dwelling (i.e. duplex) is a prohibited use on this lot and shall not be allowed. <br />1. Basement plan. One -unit dwellings (i.e. SFR) are only permitted one (1) kitchen. Remove all items in basement that in whole or in part establish <br />a second kitchen. This includes a kitchen sink, oven and/or range, and dishwasher. This also includes a room labeled "pantry'. <br />2. Height Calculations. Provide height calculations on the elevation drawings that show the established base elevation from the site plan and <br />showing that the structure does not exceed the 28-feet permitted for the R-1 zone. <br />3. Site work / Site plan. <br />a. Show the window wells along the front facade on the site plan. <br />b. Driveway width within the front setback area shall not exceed 30-feet (EMC 19.34.110.C(1)). <br />c. Include perimeter dimensions of all proposed improvements on the site plan. This includes decks, stairs, and window wells. <br />d. Remove red dashed BSBL. <br />e. The four average base elevation points shall be taken from the mid -point of the four sides of the proposed structure. Points A and C are <br />not taken from the mid -point. <br />f. Height calculation benchmark. It is not clear what the benchmark is. Please use a fixed location to use as the benchmark like the top of <br />the water meter for example. <br />4. Front porch.
