Safety glazing should be specified for the window located at the bottom of the stairs adjacent to <br />the front entry door. R308.4.7 <br />2. It appears that the garage stair landing is 30 inches above the adjacent floor. A guardrail <br />should be specified. Guard details should be included in the construction drawings. The guards <br />should comply with IRC Section R312.1. The guards, connections to the supporting framing, <br />and the supporting framing should be designed to resist a minimum 200-pound load per Table <br />R301.5. <br />3. A landing should be specified and shown on the drawings located at the bottom of the exterior <br />stairs. R311.7.6 <br />4. See energy credits on Sheet All. To qualify to claim credit 2.1, the building permit drawings <br />should specify the option being selected, the maximum tested building air leakage, and should <br />show the qualifying ventilation system and its control sequence of operation. To qualify to claim credit 3.6, the building permit drawings <br />shall specify the option being selected, the heating equipment type(s), the minimum equipment <br />efficiency, and total installed heat capacity (by equipment type). To qualify to claim this credit, the building permit drawings <br />should specify the option being selected and should specify the water heater equipment type <br />and the minimum equipment efficiency. WSEC Table R406.3 <br />7. The roof details should comply with the ventilation requirements of IRC Section R806 and WSEC <br />Section R402.2.3. Include a calculation for the minimum required ventilation area in the <br />drawings. The vents should be equally distributed between the roof eaves and ridge, and <br />around the building perimeter. <br />Structural <br />1. The plans appear to show basement retaining walls supporting more than 48 inches of <br />unbalanced backfill. Retaining wall details should be included in the drawings and calculations <br />substantiating the design should be submitted for review. See IRC Section R404.1.1. Note that <br />retaining walls supporting more than 6 feet of backfill height measured to the bottom of the <br />footing should include an additional seismic lateral earth pressure. IBC 1807.2.2 <br />2. Continuing with the previous comment, the referenced detail 12/S3.0 appears to not apply. <br />The basement specifies a concrete slab and sections on Sheet A9 show a basement retaining <br />wall. Detail should be updated to reflect the sections on Sheet A9. R106.1.1 <br />3. It appears that the structural calculations on Page 28 specify a 4-foot square footing (F1), but <br />the drawings do not show the F1 footing.
