STANDARD LEASE EVERETT <br /> • This Lease is made as of January 1, 2024, between the City of Everett, a Washington <br /> municipal corporation ("Landlord"), and Coffee Time, LLC, dba Tabby's Coffee Company, a <br /> limited liability company ("Tenant"). <br /> 1. BASIC LEASE PROVISIONS. The following definitions and provisions apply and are <br /> part of this Lease: <br /> Base Rent $400 per month ($354.48 Base Rent + $45.52 leasehold tax), plus <br /> $333.33 per month see "Additional Provisions: Other financial terms" <br /> below. <br /> Security Deposit $0 (if "0" or left blank, then there is no security deposit) <br /> Building The building located at 2702 Hoyt Avenue, in Everett, Washington, in <br /> which the Leased Premises is located. <br /> The legal description of real property on which the Building is located is <br /> attached as Exhibit A. If the parties determine that a drawing of the <br /> Leased Premises is necessary, it will also be included as part of Exhibit A. <br /> Leased Premises Café space on the first floor containing approximately 395 rentable <br /> square feet of the Building and two storage areas containing located in <br /> and around the stairwell as depicted on Exhibit A. Tenant shall also have <br /> use of the Common Area as shown on Exhibit A for patrons of the Café. <br /> Term January 1, 2024— December 31, 2024 <br /> Extension Term The terms and conditions of Extension Term(s), if any, are provided in <br /> Exhibit B. If there is no Exhibit B, then there are no Extension Term(s). <br /> Approved Use Café serving food and beverages. <br /> Special Landlord may terminate this Lease, with or without cause, upon thirty <br /> Termination (30) days prior written notification to Tenant. <br /> Right <br /> Landlord Notice Real Property Manager <br /> Address City of Everett <br /> 802 E.
