Services Landlord will provide the Leased Premises with electricity, water, sewer, <br /> Provided by heat and air conditioning Monday through Saturday, 5:00 AM to 7:00 PM, <br /> Landlord and janitorial and garbage services Monday through Friday. These <br /> services are included in the Base Rent. <br /> Additional Tenant may, with approval of Landlord, display signage within the lease <br /> Requirements and common area, and outside the library. Provided, that any signage <br /> Regarding Signs outside of the library is compliant with any existing Everett Municipal <br /> Code (EMC 19.36). <br /> Additional Rules Tenant shall ensure that floor drains are kept free of debris. During <br /> business hours, tenant shall keep the common area free of trash and food <br /> debris resulting from patronage of the café. <br /> Additional Other financial terms: <br /> Provisions Tenant has occupied the Lease Premises since 2018. Landlord and Tenant <br /> agree that Tenant owes Landlord rent from that prior occupation in the <br /> total outstanding amount of$4000, inclusive of leasehold tax. (This $4000 <br /> already takes into account $383.86 previously paid by Tenant in advance <br /> of the COVID-19 pandemic and certain adjustments arising from the <br /> pandemic.) In addition to Base Rent and other amounts due under this <br /> Lease, during the term of this Lease the Tenant will pay Landlord $333.33 <br /> per month as Additional Rent for payment of this $4000. <br /> Other terms: <br /> Landlord to provide regular sanitization and cleaning of common area, <br /> including but not limited to janitorial service and hand sanitizer. In the <br /> case of a biohazard event, café staff shall contact City Facilities staff to <br /> provide a cleanup in a reasonably expedient manner. <br /> Landlord Work If Landlord has agreed to construct improvements in the Leased Premises, <br /> such work is shown in Exhibit C. If there is no Exhibit C, Landlord has not <br /> agreed to construct any improvements in the Leased Premises. <br /> Lease Guaranty Name of Guarantor, if any: <br /> The terms and conditions of the Lease Guaranty, if any, are provided in <br /> Exhibit D. If there is no Exhibit D, then there is no Guarantor or Lease <br /> Guaranty. <br /> Parking The parking provisions of this Lease, if any, are provided in Exhibit E. If <br /> there is no Exhibit E, then there are no parking provisions applicable to <br /> this Lease. <br /> 2. LEASED PREMISES. Landlord leases to Tenant, and Tenant leases from Landlord, <br /> the Leased Premises. Tenant has examined the Leased Premises and is in all respects familiar <br /> with the Leased Premises and the improvements in the Leased Premises and Building. Tenant <br /> accepts the Leased Premises and its improvements in their "as is" condition.
