3 <br />o Construction Documents Phase – the A/E must provide the services necessary to prepare for <br />approval by the City, from the approved design development drawings. <br />o Construction Documents must consist of drawings, specifications, and other documents <br />describing the requirements for construction of the project; and bidding and contracting for the <br />construction of the project. <br />D. Bidding <br />o Bidding Phase – the A/E, following the City’s approval of the Construction Documents and the <br />most recent statement of probable construction cost, shall provide those services necessary for <br />the A/E to assist the City in obtaining bids and in awarding the contract for construction. <br />E. Construction Contract Administration <br />o Construction Contract Administration Phase – the A/E shall provide services necessary for the <br />administration of the construction contract as set forth in the General Conditions and the <br />Contract for Construction. <br />F. Project Closeout <br />o Services initiated upon notice that the work is substantially complete, consisting of a detailed <br />inspection for conformity of the work to the contract documents, issuance of certificate of <br />substantial completion, issuance of a list of remaining work required (punch list), final <br />inspections, receipt and transmittal of warranties, affidavits, receipts, releases and waivers of <br />lien or bonds, permits, and issuance of final certificate for payment. <br />o Record Documents (As-Builts) Receive and review the contractors marked up field records. <br />Supply the record documents to the City. Which includes, transferring the contractor’s record of <br />field changes to the original record drawings may be authorized by the City as an additional <br />service. <br />o A summary analysis, if a Project Labor Agreement and Community Workforce Agreement was <br />used during construction, regarding general contractor compliance with terms of the <br />agreements. <br />G. Cost Estimating <br />Services shall include cost estimating at the following design stages. Please break down this cost for the <br />three buildings verses one lump sum: <br />o 30% Cost Estimate (Design level) <br /> Services consisting of development of a probable construction cost from quantity <br />surveys and unit costs of construction elements for the project. <br /> Parametric costs reflect the level of the 30% design documents, plus appropriate design <br />contingencies to encompass unidentified scope ultimately included in the program. <br /> Assist the City with analyzing scope, schedule, and budget options to stay within the <br />MACC. <br /> <br />o 60% Cost Estimate (Design Development level) <br /> Services consisting of development of a probable construction cost from quantity
