5. The drawings should clearly delineate between existing and new work using established drafting <br /> standards. All demolition should be shown on the existing floor plans. All new construction should be <br /> shown on the new floor plan. Where the proposed project includes modifications existing building <br /> components (e.g., gypsum wall board, insulation, etc.), these components should be similarly delineated <br /> from existing component that are not being altered. See IRC Section R106.1.1. <br /> 6. The scope of work appears to be incomplete. Based on an electrical inspection performed on 10/28/2021, <br /> modifications to the house may include but are not limited to modifying walls, doors, floors, roof, <br /> windows, sinks, showers, and toilets. All proposed work should be clearly shown in the drawings. See <br /> Section R106.1.1. <br /> Architectural: <br /> 7. New and modified bedrooms should have emergency egress openings. The minimum opening dimensions <br /> and area, and maximum bottom sill opening height of the floor, should be specified. See IRC Section <br /> R310. <br /> 8. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all alarms <br /> should be shown on the plans. A note should be included requiring the alarms to be hardwired, <br /> interconnected, and provided with back-up battery power as required. Alarm clearances should comply <br /> with Section R314.3 Item 4 and Section R314.3.1. <br /> 9. Insulation should be specified for all modifications to the exterior walls, floors, slab-on-grade, and <br /> ceiling/roof cavities per WSEC Table 402.1.1. <br /> Structural: <br /> 10. The proposed project includes structural work. Structural drawing should be submitted that include <br /> framing and foundation plans, sections, details, construction schedules, fastening schedules, materials <br /> requirements, general notes, special inspection requirements, etc. The drawings should substantiate <br /> compliance with the prescriptive requirements of the IRC. See IRC Sections R106.1.1 and R301.1. <br /> 11. The modified load paths should comply with the prescriptive limitations of the IRC. Alternatively, an <br /> engineered analysis and design may be performed per IRC Section R301.1.3; sealed and signed drawings <br /> and calculations prepared by a professional engineer licensed in the state of Washington are required per <br /> RCW 18.43.010, 18.43.020, and 18.43.070. See IRC Section R301.1. <br /> 12. The proposed project includes the demolition of non-bearing walls. Framing plans for the floor, ceiling, <br /> and roof should be provided to substantiate that the walls are not load-bearing. The plans should also <br /> include a note requiring the contractor to verify the walls are not load bearing prior to demolition. See IRC <br /> Section R301.1. <br /> 13. Details for the construction of the new walls should be included. The details should specify connections <br /> for the top and bottom framing plates to the existing structure. See IRC Sections R106.1.1 and R301.1. <br /> 14. The proposed design includes modifications to the existing wall bracing that may not comply with the <br /> requirement of IRC Section R602.10. the locations and extents of modified braced wall lines should be <br /> 2 J J <br />
