11 Traffic miti tion in the amount 8 100 t be paid prior to the issuance of building <br /> errncts. bra tc mitigation fees are imposed pursuant to the City of Everett Traffic <br /> Mitigation Ordinance. <br /> 12. All exposed ground must be reseeded within 30 days of the completion of <br /> construction. If reseeding is not practical due to weather or seasonal problems, the <br /> ground must be covered with mulch as directed by the City Engineer. <br /> 13. Temporary erosion control measures for construction activity must be operational prior <br /> to commencement of any clearing or earthwork. <br /> 14. Detention of stormwater runoff is required in accordance with City standards if 5,000 <br /> square feet or more of impervious surface will be created. <br /> 15.. If 5,000 square feet or more of paved area will be created and/or redeveloped, then <br /> treatment of storm water runoff from the paved areas must occur, per City standards, <br /> prior to discharge of the storm water from the site or to a stream or wetland Because <br /> the site is located within the Silver Lake Drainage Basin,a wetpond in series with a <br /> vegetated swale would be required to provide storm water treatment. When a <br /> vegetated swale is provided for treatment of storm water, a minimum of 10 feet of <br /> essentially flat ground must be provided between the Swale and any adjacent <br /> buildings. <br /> 16. There is no requirement for a new fire hydrant Provision of a hydrant in 100th Place <br /> SE will requires the construction of a public water main in 100th Place SE. It is likely <br /> that the main will be required to connect to both the 16-inch main in 100th Street SE <br /> and the 4-inch line in the PUD right-of-way. The required main size would be 8 inches. <br /> Any improvements necessary to meet the requirements of this development shall be <br /> the responsibility of the developer and shall occur at the developer's expense. <br /> 17. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum,this <br /> must include the following: <br /> a. A landscape strip a minimum of 10 feet wide mstst be pant id wing the <br /> 1 tom' Place SE frontage, except for the driveway. This area shall be planted with Type <br /> III landscaping. Type Ill landscape standards require a mix of evergreen and <br /> deciduous trees a minimum height of six (8)feet at planting spaced at intervals no <br /> greater than thirty(30)feet on center. <br /> b. A landscape strip a minimrurn of 5 feet wide must be provided along the west. <br /> ply line abutting the stream. This area shall be planted with Type II landscaping. <br /> c. Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Department per Section 35,100 of the Zoning Code. The <br /> landscaping plan must show location and dimensions of required vegetated swales, <br /> wetponds, detention ponds, rockeries and retaining walls,and grading at 2-foot <br /> intervals. Irrigation systems must be provided in all landscaped areas per Section <br /> 35.130 of the Zoning Code. <br />
