All improvements shall be <br /> completed and approved warranted before the Occupancy Permit is issued/final <br /> approval is granted. <br /> 2. Full standard half-street improvements are required to 1 OQ ' Place SE. inciuding, but <br /> not limited to,curb,gutter, sidewalks, street widening and drainage control per City <br /> Design Standards, A Performance Guarantee is required for street improvements to <br /> 10011 Place SE prior to any building permit being issued, <br /> 3. Parking must be provided consistent with the City of Everett Zoning Code and the City <br /> Design and Construction Standards for Development. At least one van accessible <br /> stall shall be provided on-site. <br /> 4. Any grading or f 11 on this site shall be done in a manner that does not impact the <br /> surrounding properties. <br /> 5. A building permit is required for the project. All construction must comply with the <br /> current City of Everett Building Code. If the structure exceeds 3,000 square feet, a fire <br /> alarm system is required.. <br /> 6. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based <br /> on projected waiter usage and can be substantial. The Applicant is encouraged to <br /> obtain a copy of the Ordinance and determine estimated charges prior to building <br /> permit application. The actual charges shall be computed by the Public Works <br /> Department per the ordinance in effect at the time and according to the information on <br /> the approved plans at the time of building permit issuance. <br /> T. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as directed by the <br /> Public Works Inspector. <br /> 8. Asp-buifts of storm sewer, sanitary sewer, and water systems will be required to be <br /> submitted per City Design and Construction Standards and Specifications for <br /> Development. <br /> 9. A one-year warranty is required on the public improvements for an amount not less <br /> than 1 a% of the cost of construction and shall run for one year from the date of final <br /> approval/issuance of the Occupancy Permit.. <br /> 10. A pedestrian connection must b*i provided between the building and the public <br /> sidewalk. <br />
