The proposed construction includes creating a habitable basement per Basement Plan 1/A2.1. <br /> Building Section 1/A4.1 appears to indicate a clear height of at least 7 feet. However, real <br /> estate photos of this level appear to show a reduced height. A minimum uniform height of 6 <br /> feet 8 inches is allowed for existing basements per IPMC-18 Section 404.3 Exception 2. This <br /> should be confirmed and shown in the drawings. Note that use of the habitable space is limited <br /> to laundry, study, and recreation areas; the bathroom will also be allowed at this height. <br /> Architectural <br /> 1. Wall Section 4/A4.1 shows a minimum clearance at the top of the stairs of less than 6 feet 8 <br /> inches. The clearance should be increased. See Section R311.7.2. <br /> 2. Landings should be specified in the Main Level Plan 2/A2.1 at each end of all exterior stairs. <br /> See Section R311.7.6. <br /> 3. The basement requires an emergency egress exit, which may be satisfied by the route through <br /> the storage room. The doors for this route are required to comply with R310.1.1. The <br /> drawings should specify that keyed locks are prohibited in the direction of travel. <br /> 4. The basement stairs in the Basement Plan 1/A2.1 requires guards on each side and a handrail <br /> on at least one side. See Sections R311.7.8 and R312.1. <br /> 5. The bedrooms in the Second Plan 3/A2.1 require emergency egress openings. It appears that <br /> the house has existing windows that are not shown in the plan that will qualify. If the existing <br /> windows do not qualify, then the new windows are required to provide compliant emergency <br /> egress openings. See Section R310. <br /> 6. The Second Plan 3/A2.1 indicates that the walls are constructed using 2x4 framing with R-21 <br /> insulation. A non-batt type insulation should be specified. See WSEC-18 Table RA101.4. <br /> 7. The Basement Plan 1/A2.1 indicates that the furring walls are constructed using 2x4 framing <br /> with R-21 insulation. The following comments should be addressed: <br /> a. The Wall Legend should specify a gab between the wood framing and the concrete wall. <br /> Alternatively, preservative-treated or naturally-durable wood should be specified. In either <br /> case, the bottom sill plates should be preservative-treated or naturally-durable wood. See <br /> Section R317.1. <br /> b. A non-batt type insulation should be specified. Alternatively, the framing should be gapped <br /> to allow installation of R-21 batt insulation without compression. The minimum gap size <br /> should be specified. See WSEC-18 Table RA101.4. <br /> 8. The interior basement door between the new habitable space and unconditioned storage room <br /> should have a maximum thermal rating of 0.28 per the Energy Notes on A2.1.
