The interior wall between the new habitable space and unconditioned storage room should <br /> have a minimum thermal rating of R-21 intermediate. See WSEC-18 Section R402.1 and Table <br /> R402.1.1. <br /> 10.The Energy Notes on Sheet A2.1 specify Credit 1.3 requiring minimum R-10 underslab <br /> insulation. This may also be accomplished with minimum R-7.5 continuous overslab insulation <br /> per WSEC-18 Table R402.1.1 Footnote (f). A detail should be provided showing the proposed <br /> construction of the floor furring system including the height. See General Comment 1 above <br /> regarding the minimum required clearance at this level. <br /> 11. Roof Plan 1/A2.5 specifies a slope for Roof"A"of 1:12. The plans should specify a non-shingles <br /> roofing system. See Section R905.2.2. <br /> Structural <br /> 1. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br /> to this table in the drawings does not satisfy this requirement. In addition, the make and model <br /> of proprietary hardware should be specified where used for connections. <br /> 2. The Second Plan 3/A2.1 shows new dormers that will cut the existing roof framing. A framing <br /> plan should be provided at this areas showing the framing to support the cut framing. The <br /> adjacent framing should be strengthened or provided with an alternative load path to support <br /> the cut framing. The revised framing should comply with the prescriptive limits of the IRC, or an <br /> engineered design should be performed per Section R301.1.3. See Sections R106.1.1 and <br /> R301.1. <br /> 3. Framing and foundation plans, and details, for the construction of the new decks should be <br /> included in the construction drawings. The details should include construction of the guards <br /> and stairs. Details for vertical and lateral connections should be provided per Section R507.9. <br /> Foundations should comply with the minimum frost depth requirements per Section R507.3.2. <br /> See IRC Section R507. <br /> 4. Details for the construction of the stairs should be included. The joist spacing and spans should <br /> not exceed Table R302.3.1(2) considering a minimum 40 psf live load. Joists should be based <br /> on the net depth after notching for stairs. The minimum required dead load should be <br /> determined by the designer and stated in the design criteria. Sistered framing is recommended <br /> to control deflections for long spans; fasteners should be specified. See Sections R106.1.1 and <br /> R301.1. <br /> 5. The construction drawings should specify coating cuts, notches, and holes in preservative- <br /> treated wood with a treatment complying with AWPA M4.
