California Street Parking Lot <br /> Stormwater Site Plan Report <br /> Section 2 Existing Conditions <br /> 2.1 EXISTING CONDITIONS SUMMARY. <br /> The site consists of one tax parcel (00439162601700)totaling approximately 0.689 acres and is currently <br /> zoned Urban Mixed (UM). The project site is bordered by California Street to the south; Rockefeller <br /> Avenue to the east; public alley to the west; and the Central Lutheran Church to the north. The site <br /> contains a large brick building (formally the YMCA) and a vacant gravel lot (previous YMCA additional <br /> building that was razed in 2021). The current site is nearly 100% hard surface by the exiting building, <br /> gravel vacant lot and surrounding walkways. <br /> The site generally slopes in an easterly direction ranging between 4%and 8%with approximately 8 feet <br /> of fall from the upper westerly boundary down to the lower easterly boundary of the site. The base <br /> soils in the vacant lot area (proposed new parking lot location) consist of structural fill (rock and crushed <br /> concrete) placed with the removal of the YMCA additional building which included a basement with a <br /> swimming pool. The USDA Natural Resource Soil Conservation Service (NRCS) Web Soil Survey identifies <br /> onsite soils as Alderwood-Urban land complex 2 to 8 percent slopes; the NRCS Web Soil Survey <br /> information is included at the end of this section.
