EVERETT January 7, 2022
WASHINGTON Terry Willey
terry@nwqrd.com
Northwest Quality Remodel & Deck
15419 SR-9
Snohomish, WA 98296
Owner: Port of Everett
Project Address: 1720 W Marine View Dr
Plan Check No: B2109-057
RE: Building Permit Review Letter
Dear Terry,
In response to the application for a building permit, the plans have been
examined and you are advised that revisions may be necessary before a permit
can be issued. Please review and respond to the comments below.
ARCHITECTURAL
1. The scope of the project appears to include updates to structural systems
and may affect the life safety systems of the existing building (such as the
installation of a sprinkler system, changes in means of egress components
based on occupant load and group, etc.). Per RCW 18.08.410(7), a registered
architect in the state of Washington is required to review and stamp the
architectural plans to address the proposed scope of work where updates to life
safety and structural systems are altered. RCW 18.08.410 (7).
2. Please list the items such as the Type of Construction, occupancy group,
occupant load associated with the proposed changes as is required for
Certificate of Occupancy issuance. Please update drawings as required. IBC
111.2.
3. It appears that the proposed additional square footage created by the
proposed deck at the 1"floor is creating additional building area per the
definition of Building Area in the IBC Chapter 2. Please update the building area
computations such that all building areas (covered walkways, 1st floor deck, the
PERMIT SERVICES existing offices and bathrooms to the west, etc.) are included as it appears that
the total building area is approaching 6000 sq. ft. and may require a NFPA 13
Q3200 Cedar Street sprinkler system. IBC Section 2, EMC 16.03.090 J.
Everett,WA 98201
4. On Sheet"Site",there appears to be a callout of ramp construction on the
425.257.8810
425.257.8857 fax drawings. Please provide construction details on the plans as this appears to be
missing from the drawings. IBC 107.2.1.
® everetteps@everettwa.gov
`dob' everettwa.gov/permits 5. On Sheet 2 of the proposed floor plan, the revised laundry room appears to
exceed 100 sq ft. Per IBC Table 509,this would appear to require 1 hour fire
Page 1 of 2
