The architectural drawings do not distinguish between exiting and new construction and should <br /> be revised for clarity. See IBC Section 107.2.1. <br /> 2. The elevations appear to show an exterior stair run extending from the First Story deck to <br /> grade, but the plans do not show this run, a landing, or a paved surface extending to the public <br /> way. Comments have been provided below based on the egress shown in the floor plans. See <br /> IBC Sections 107.2.1 and 1001.1. <br /> Fire Protection: <br /> 3. Sheet A0.1 indicates conversion from VN to VA construction. The drawings do not demonstrate <br /> or provide fire-rated construction as required by IBC Table 601. Note that fire-rated <br /> construction is not required for a two-story A-2 occupancy; the top story is not to be used as <br /> part of the A-2 occupancy. The construction should be revised to VB. See IBC Sections 107.2.1 <br /> and 703.2. <br /> Egress: <br /> 4. The plans should include a note specifying that the third story is not allowed as part of the A-2 <br /> occupancy. See IBC Table 504.4 limiting A-2 occupancies to two stories in Type VB <br /> construction. <br /> 5. The Second Floor requires two exits per IBC Section 1006.2.1. The deck stairway is not allowed <br /> per Section 1028.1 as the second exit as the egress route as it appears to re-enter the building <br /> at the First Floor. <br /> 6. The First Floor is required to have a minimum of two egress doors. Only one appears to be <br /> provided on the east side. See IBC Section 1006.2.1. <br /> 7. The Exiting Diagrams on Sheet A0.6 indicate that the west door is 68 inches clear. The door <br /> does not appear to have clear opening larger than 34 inches. The exiting capacity should be <br /> revised. See IBC Section 1005.3.2. <br /> 8. The floor plans do not indicate the stairs have handrails complying with IBC Section 1014, <br /> including but not limited to the extensions. This includes both the existing interior stairs and <br /> the new deck stairs. The handrails should be revised. Details for the required construction <br /> should be included in the drawings. <br /> 9. The A-2 spaces are required to have maximum occupant load signs per IBC Section 1004.9. <br /> Details for the signs should be included.
