The exterior elevations and Sheet A5.0 provide information for the construction of the guards <br /> along the exterior decks and stairs. See IBC Section 107.2.1. The following comments should <br /> be addressed: <br /> a. The architectural and structural drawings do not appear to consistently specify the required <br /> construction. For example, the architectural drawings appear to show glazed guards around <br /> the decks, while Detail 7/S-4.0 shows a picketed guard. The designs should be coordinated. <br /> b. Deferred Submittal Note 1 on Sheet A0.2 states the guards as a deferred submittal item. <br /> Note that the guards are not included in the Deferred Submittal List. However, the guards <br /> appear to be designed in the structural drawings. The proposed construction should be <br /> clarified. <br /> c. The construction drawings should specify the minimum design loads per IBC Section <br /> 1607.8.1 if the guards are a deferred submittal item. <br /> d. The construction drawings should specify the design requirements of IBC Section 1015.2.1, <br /> 1607.8, and 2407 if glazed guards are proposed. <br /> e. Detail 7/S-4.0 should specify a picket opening not to pass a four-inch sphere per IBC <br /> Section 1015.4. <br /> 11. The Ceiling Plans on Sheet A2.0 should include a note requiring all exit signs to be provided <br /> with a minimum 90-minute back-up power supply. See IBC Section 1013.6.3. <br /> 12. The Ceiling Plans on Sheet A2.0 should specify the locations of interior and exterior emergency <br /> egress lighting. See IBC Sections 1008.3.1 and 1008.3.2(5). <br /> Accessibility: <br /> 13. The only entrance to the A-2 space appears to occur on the east side. See IBC Sections The <br /> following comments should be addressed: <br /> a. The door is required to comply with ICC A117.1-09 Figure 404.2.3.2(f). It appears likely <br /> that the door will have a close and requires a minimum clearance between all obstructions <br /> (e.g., walls, guards, etc.) of 54 inches. The existing walkway does not appear to comply. <br /> b. The walkway should have a minimum five-foot turning space at the door per ICC A117.1-09 <br /> Figure 304.3(a). <br /> 14. The modified bathrooms for A-3 space do not comply with accessibility requirements of IBC <br /> Section 1101.2 and ICC A117.1-09 Chapter 6. See IEBC Section 305.6. <br /> Energy: <br /> 15. Elements of the exterior building envelop that are modified, including windows, doors, and <br /> framing cavities that are exposed by removing interior coverings, are required to comply with <br /> WSEC-18 Sections C503.1 and C402. The required thermal performance of each envelop <br /> component should be specified.
