Mr. Terri Willey
NW Remodel and Deck, LLC
Plan Check Number: B2109-057, First Building Review
October 12, 2022
Miscellaneous:
16. The project includes replacing door and windows. Safety glazing should be specified where
required. See IBC Section 2406.4.
17. The Kitchen may require the installation of a grease trap. These documents have not been
reviewed for the treatment of oil or grease that may enter the City of Everett sewer system.
Contact Industrial Pretreatment at (425)257-8240 regarding pretreatment or grease removal
requirements. The drawings shall specify the requirement to install a grease trap if required.
See Everett Municipal Code Chapter 14.42.
18. The Kitchen indicates the presence of a hood and stove. The following comments should be
addressed:
a. Requirements for commercial kitchen hoods are governed by IMC Section 507. The
expected hood installation (i.e., Type I or Type II) should be specified in the drawings.
b. The type of cooking appliance (e.g., medium duty, heavy duty, etc.) should be clarified.
The type shall be as indicated by the manufacturer's specifications on the appliance.
c. The requirements for grease ducts for commercial kitchens hoods are provided in IMC
Section 506. The requirements for the intended hood shall be specified in the drawings,
including but not limited to clearances. The proposed path for the duct should be shown.
19. The bathrooms should specify non-absorbent floors and walls. See IBC Section 1209.2.
20. The bathrooms include more than one water closet. The bathrooms should specify floor drains.
See UPC-18 Section 418.3(1).
21. The Laundry room requires a floor drain. See UPC-18 Section 418.3(2).
Structural
1. The structural drawings do not specify the construction of the deck and exterior stair
diaphragms. Detail 6/S-4.0 states"decking by owner". The deck and exterior stairs are not
laterally stable and require bracing. See IBC Sections 1603.1, 1604.1, 1604.4, and 1613.1, and
ASCE 7-16 12.2.1.
2. The proposed construction includes removing an interior wall west of the stairs and constructing
a new shear wall using the south stair shaft wall. The new wall is required to comply with
current code for tributary loading, including the portions south and west that are tributary to
this wall. The connections to the diaphragms are not clear. It appears that drag framing may
be required. Additional details should be included in the drawings. Calculations substantiating
the load path should be submitted for review. See IBC Sections 1604.1, 1604.4, and 1613.1,
and ASCE 7-16 Section 12.10.2.
3200 Cedar Street © 425.257.8810 0everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 4 of 5
