Permit calculations are unclear as to which walls in the existing structure have been identified to <br /> participate in the evaluation of the lateral force resisting system of the structure. Please provide <br /> additional calculations or a plan layout clarifying which walls and their construction have been <br /> used in the evaluation of the lateral system given the revised wall configuration. <br /> 3. On Sheet 2, header framing over the openings leading into the proposed deck appear to be <br /> missing from the plans. Please provide framing layout over these openings. IBC 107.2.1. <br /> 3. Sheet 1 and Sheet 2 of the construction set does not appear to incorporate framing elements for <br /> the elevator. Please indicate this framing on the plans and verify that this framing meets the <br /> required design live loads. IBC 107.2.1. <br /> 4. Detail 2/52.0 appears to capture ledger conditions on the second floor deck, but does not <br /> appear to capture the 1st floor deck conditions as this condition may require attaching to the <br /> existing stem wall construction. Please provide additional details to be incorporated into the <br /> plans. IBC 107.2.1. <br /> 5. The provided deck construction sheets (Construction Tip Sheet#5) appended to the drawing set <br /> pertain to residential deck construction as indicated in the tip sheet (IRC requirements). Please <br /> verify that deck construction is meeting the IBC requirements and coordinate deck construction <br /> layout with existing framing plans. Please coordinate with architectural design and revise <br /> drawing set as required. Please indicate guardrail construction and verify that guardrail <br /> connections to deck can withstand the design loading per IBC 1607.8. <br /> 6. It appears that stairway construction for the 1st floor deck appears to be missing. Please clarify <br /> and provide additional details. IBC 107.2.1. <br /> RESUBMITTAL REQUIREMENTS <br /> In order for the processing of your application to continue, it will be necessary to provide the Building <br /> Division with the following items: <br /> ❑ (2) New,complete sets of revised construction documents reflecting the corrections as <br /> required. <br /> ❑ (1) Response letter detailing how the corrections were resolved. <br /> All codes cited refer to the 2018 International Building Code (IBC), 2018 International Existing Building <br /> Code (IEBC),the 2018 International Fire Code (IFC),the 2018 International Mechanical Code (IMC), <br /> and/or the 2018 Washington State Energy Code (WSEC), as amended by the State of Washington and <br /> adopted by the City of Everett. The current IBC referenced standard for accessible design is the 2009 <br /> "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and <br /> standards may be more restrictive. <br /> These comments address building issues only.Additional revisions or additions may be required by <br /> other departments (such as Utilities,Traffic, Planning or Fire).
