The submitted drawings appear to include prior unpermitted work, including but not limited to <br /> existing bedroom and bathroom in the basement level, the existing loft appears to be <br /> refinished, and the main level bathroom appears to be remodeled. The existing conditions <br /> shown in the drawings are not consistent with the available City of Everett and Snohomish <br /> County records. A copy of the old SnoCo Field Assessor record is attached; note that the SnoCo <br /> records only provide a record of the building condition for the purpose of assessing taxes and <br /> do not substantiate a permitted condition. The drawings are also not consistent with <br /> photography available on the real-estate website Redfin.com. The drawings should be revised <br /> to show all previous unpermitted work as new work; all new work is required to comply with <br /> the current code requirements. See IRC Sections R102.7.1, R105.1, and R113.1. <br /> 2. Provide a whole house ventilation system complying with See IRC Section M1507.3. The <br /> requirements for the selected system should be specified in the plans. See IRC Section R303.4 <br /> (WAC). Plans should specify a whole house ventilation. Revise plans as follows. <br /> a. Plans should clearly specify the whole house ventilation system. See Section <br /> 1505.4.1 of the 2018 IRC. <br /> i. Whole-House Ventilation using Exhaust Fans. M1505.4.1.2 <br /> ii. Whole-House Ventilation using Supply Fans. M1505.4.1.3 <br /> iii. Whole-House Ventilation System, balanced. M1505.4.1.4 <br /> iv. Whole-House Ventilation using Furnace Integrated Supply. M1505.4.1.5 <br /> b. See Mechanical whole house ventilation calculations on Sheet 1. Plans should <br /> specify the either continuous or intermittent whole house ventilation system per the <br /> current 2018 IRC code requirement. M1505.4.3 <br /> c. The location of the whole house vent should be specified on the plans. The fan <br /> should not be located in a room with a door that obstructs air flow from the <br /> remainder of the house. <br /> 3. Local exhaust rates should be specified for the bathrooms and kitchen. R1505.4.4 <br /> 4. See Section A on Sheet 3. The upper loft does not appear to match the photography available <br /> on the real-estate website Redfin.com. The ceiling height appears to be less than 7 feet. The <br /> section should be updated to match current condition and should show compliance with the <br /> minimum height requirements in Section R305.1. <br /> 5. See Loft Floor Plan on Sheet 3. The ceiling height should be specified for all rooms including <br /> the bathroom. It appears that the bathroom may not meet the height requirements. <br /> Bathrooms should have a ceiling height of not less than 6 feet 8 inches. R305.1 <br /> 6. The bedrooms should have emergency egress openings. The minimum opening dimensions and <br /> area, and maximum bottom sill opening height of the floor, should be specified. See IRC <br /> Section R310. <br /> 7. The project appears to include modifications to the stairs. A section showing the headroom <br /> clearances should be provided for new stairs.
