The drawings should substantiate compliance <br /> with the prescriptive requirements of the IRC. See IRC Sections R106.1.1 and R301.1. <br /> Drawings should include details and the following: <br /> a. Specify grading and species of all framing lumber, including sheathing. Specify <br /> pressure-treated wood and hot-dip galvanized or stainless-steel fasteners, anchors <br /> and hardware where required. <br /> b. Specify all engineered wood materials. <br /> c. Specify maximum design concrete strength, concrete sack mix and reinforcing bar <br /> grade. <br /> d. Provide fastening schedule. Refer to IRC Table R602.3 (1) and list applicable <br /> connections on the drawings. <br /> 2. See Foundation Plan on Sheet 5. Plans appear to show new posts supported on new footings. <br /> Details should be provided for the construction of the new footings and should show all <br /> connections. A connection at the bottom of the post is required per R407.3. Wood columns <br /> should be protected against decay per Section R317. R407.1 <br /> 3. The modified load paths should comply with the prescriptive limitations of the <br /> IRC. Alternatively, an engineered analysis and design may be performed per IRC Section <br /> R301.1.3; sealed and signed drawings and calculations prepared by a professional engineer <br /> licensed in the state of Washington are required per RCW 18.43.010, 18.43.020, and <br /> 18.43.070. The framing and foundation plans, and structural calculations as required, should <br /> show a complete load path. See IRC Section R301.1. <br /> 4. Continuing with the previous comment, the new beam specified in the new kitchen on Sheet 4 <br /> shows 4x4 supporting post that appear to land on door openings in the basement bedroom. A <br /> header size should be specified on the plans. Plans should show a complete load path. Provide <br /> calculations substantiating the design or show compliance with the prescriptive limitations of <br /> the IRC. <br /> 5. See Floor Framing Plan on Sheet 5. Based on the photography available on the real-estate <br /> website Redfin.com, it appears to show a floor beam and posts located in the basement level <br /> spanning from the interior wall of the Basement Bedroom to the exterior wall at the location of <br /> the egress window and window well. Plans do not show the existing beams in place. Plans <br /> should be updated to reflect existing conditions or show new framing where existing is being <br /> modified. <br /> 6. See Floor Framing Plan on Sheet 5. Plans should show the framing requirements of infilling the <br /> existing stair removal. Plans currently show existing floor joists spanning around 25 feet. <br /> These joists do not meet the prescriptive tables of the IRC and should be updated as required. <br /> See comment 3 for more information. <br /> 7. See the location of the new basement stairs on the Floor Framing Plan on Sheet 5.
